GENERAL NOTES:

1. PLANS AND ELEVATIONS in this set incorporate reproductions of measured drawings prepared from a variety of sources. Certain portions of these drawings have been updated to reflect current existing conditions. Missing elevations have been composed from these existing documents. Dimensions and scales are approximate; the

Contractor is responsible for field verifying all dimensions and conditions.

2. DRAWINGS are prepared and coordinated with the technical specifications; both components comprIse the Project Manual and govern the work of this project.

3. EXISTING CONDITIONS are noted to provide a guide to typical conditions. The

Contractor shall verify all existing conditions prior to beginning work and bring any discrepancies to the Government's attention. Dimensions are for reference only; the

Contractor is responsible for field verification of all dimensions and conditions on site prior to proceeding with work, preparing shop drawings, or ordering materials.

4. PROTECTION of existing materials to remain is the Contractor's responsibility. The structure is a NATIONAL HISTORIC LANDMARK and existing materials are significant historic features that must be retained and protected during the course of the work.

Refer to the Project Manual for additional information regarding protection of building features.

5. ROOFING and flashing shall be 100% weather tight on a dailiy basis; remove only as much roofing as can be replaced on the same day.

Key Notes - Barn Roof

B1 NEW LINER IN NEW GUTTER: Oil existing new wood gutter. Install custom LCC gutter liner and adjust gutter as required to integrate with new roofing. Provide additional trim to match existing; prep and paint. See 1/A3.3

B2 INSTALL ZCC GUTTER LINERS: Install owner furnished custom ZCC gutter liner. Provide outlets and other materials for complete system. See Detail 3/A3.3.

B3 REPAIR ASPHALT ROOFING: Integrate flashing and waterproof membrane with new gutter liners to ensure a water-tight connection, replace missing courses of 3 tab asphalt shingles with new to match existing entire extent of eave edge.

B4 REPLACE SBS ROOF: Remove existing roofing to plywood substrate. Repair substrate as required and ensure that roof deck slopes to gutter. Install new SBS roof system. Match existing edge nailed detail to emulate historic roll roofing. See

1/A3.3.

B5 INSTALL DRIP EDGE: Remove 3 tab asphalt roofing to expose hangers, remove half round copper gutter, install drip and flashing, re-install gutter.

Key Notes - Roof:

1. REPLACE BUR ROOF: Remove existing multi-ply BUR and coal tar pitch roof to deck. Install tapered cover board and build up NE corner as required to slope to gutters. Remove and re-install siding for waterproof membrane at wall/roof junction on north and east;

turn up membrane 8" min. See 5/A3.3.

2. INSTALL LCC GUTTER LINER. Modify existing owner-furnished custom gutter liner to create a concealed expansion joint at new downspout. Install liner.

3. REPAIR ROOF DOWNSPOUT: Provide CMU downspout keeper blocks (3) to provide minimum of 1/4" per foot slope to outlet. Make sure all downspout sections are securely attached to each other with copper or brass screws. See 7/A3.3.

4. REPLACE and EXTEND GUTTER DIVERTER: Remove existing lead and sheet metal flashing and siding at end of gutter where it abuts main house. Provide additional flashing, wood blocking, and epoxy repairs at corner to create a water-tight condition between gutter and wall. Provide LCC overflow diverter and flashing to direct water into gutter and away from corner. Integrate with gutter liner.

5. NEW DOWNSPOUT: Provide new downspout to match existing downspouts at location. Include boot and run below grade to daylight at west end of ell. Prep, prime and paint.

6. SLATE EAVE REPAIR: Remove 5'-0" (12 courses +/-) of slate at eave and repair any damage to sheathing. Install waterproof membrane (min. 4'-0") and underlayment to exposed roof area,install flashing as req. to tie into existing. Re-install slate. See 2/A3.3 and 4/A3.3.

7. REPLACE CORNICE TRIM: Provide new wood cornice materials to match existing. Work includes crown, bed, and trim moldings with custom profiles. See 2/A3.3.

8. SELECTED SLATE REPAIR: Replace broken, cracked, unsound slate with new to match existing; # indicates quantity per slope.

9. RIDGE CAPS: Replace copper ridge caps with new to match existing.

10. SNOW GUARDS: Replace snow guards with new pad-style retrofit guards; retain existing pigtail type where possible.

11. ASPHALT ROOF REPAIR: Remove and replace 15 s.f. of existing 3-tab asphalt shingle to match. Remove and re-install siding on west wall for installation of additional waterproof membrane; turn up 1'-0" typ. and extend onto roof deck to cover area of shingle replacement.

12. ASPHALT ROOF REPLACEMENT: Remove and replace existing 3-tab asphalt shingle to match, install waterproof membrane over entire roof deck. Remove and salvage siding on abutting walls to allow for membrane to turn up 1'-0" typ.

13. ROLL ROOFING: Remove existing roofing and sheathing. Install new plywood sheathing, waterproof membrane, and underlayment, and SBS roof with granulated surface. Provide nailed rolled edge to emulate historic roll roofing.

14. UNCOATED FLAT SEAM METAL ROOF: Inspect all seams for splits or breaks; re-solder as req. to restore watertight condition.

15. COATED TERNE and COPPER METAL ROOFING: Inspect roofing for splits, breaks, corrosion. Remove previous coatings in deteriorated areas, prep surface, apply appropriate primer, re-coat entire roof with compatible elastomeric coating.

16. EPDM ROOF: Inspect for tears, bubbles, seam failure.

17. EXTEND ROOF DOWNSPOUT: Extend existing downspout to discharge into gutter, prime and paint.

18. RENEW BUR ROOF: Remove organic material from roof; scrape back loose, unbonded gravel materials from west side of roof, cleanout exg. copper lined gutter. Reapply bituminous to exposed area and refresh gravel material, bonding to bituminous.

19. REPAIR SKYLIGHTS [Bid Option 5]: Inspect steel and wood frame skylights section loss and corrosion; replace steel as required;

remove caps and glass and reglaze; conserve broken lites. Remove corrosion from metal surfaces; repair wood frames, sash, prime, paint. See 1/A3.2 and 2/A3.2 for skylight window repairs.

20. RE-HANG GUTTER: Re-hang half round gutter; replace, provide additional brackets as req.

21. GUTTER REPLACEMENT: Document existing gutter/eave condition; replace wood gutters with new wood gutter to match, replace/repair/adjust substrate/blocking/fascia/soffit/trim. Install new LCC gutter liners.

22. REPLACE WOOD GUTTER SECTION: Provide new wood gutter. # indicates estimated l.f.

23. EAVE HEAT TRACE: Provide eave edge heat trace.

24. REPLACE CUPOLA FLASHING: Remove existing wood cupola structure to access flashing; replace existing base flashing with new.

Re-install wood structure.

25. EXTEND LIP OF GUTTER: Increase lip of gutter to improve capacity and resist overflow. See 4/A3.2.

26. RAFTER TIES: Provide supplemental rafter ties (2) at vault attic framing. See 3/A3.2.

GENERAL ROOF/DRAINAGE/SITE DRAINAGE NOTES:

REPAIR EXISTING WOOD GUTTERS: Remove existing rotted or damaged portions of wood gutter to sound material. Consolidate and patch wood gutter with epoxy materials to create a solid surface. Close and fill all open joints at corners/joins. Enlarge outlets to max. diameter possible; adjust gutter pitch to provide adequate slope to outlets. See drawing notes for areas requiring new wood gutter sections. Install custom lead coated copper (LCC) gutter liners and coordinate with roofing repairs/replacement. Replace existing heat trace system, activate, and test system.

DOWNSPOUTS: Remove and replace existing heat trace system with new. Inspect all downspouts sections for loose/burst/stressed seams; repair/replace sections as req. Ensure all sections are securely attached with copper or brass screws. Ensure that all downspout brackets are secured to building and adequate in number;

replace in-kind any missing/damaged accessories.

SUBSURFACE DRAINAGE: Inspect and clean out all catch basins, dry wells, etc. and flush all subsurface drain lines to ensure that all are clear of debris and flowing freely to public mains; ensure downspouts are discharging into drain boots. Cleanout two areaway drains at basement access stairs.

ICE MELT SYSTEM: Replace all ice melt cables; cables typically exist on certain roof areas, in all gutters, and down all downspouts/boots. Provide additional cabling and accessories as required at new gutters/downspouts and/or at eaves as noted on drawings. Update controls as required to provide a fully functional system; test and re-energize system.

10. Consolidate cracked clapboard ends left side; preserve trellis holes, provide new wood plugs to fill missing on left and right sides.

11. Rehabilitate entablature woodwork. Replace failed Dutchman at panel stiles/rails and below threshold, epoxy repair threshold, replace missing band molding at pilasters.

12. Rehabilitate cornice/gutter. Document existing conditions along length of elevation; conditions vary. Remove and salvage existing wood gutter and sound trim. Rework fascia, blocking, substrate as req. and coordinate with roof eave and gutter work. All new trim/moldings to match existing; assume custom profiles.

13. Provide waterproof membrane under siding typ.

14. Rehabilitate junction of sun printer and building face. Dutchman 20 l.f. sill course, remove siding as required to install flashing and extend over top and sides of brace joints and over sill; paint.

15. Seal joint between drafting entrance and vault.

16. Remove vine holdfasts from siding.

17. Re-secure conduit and electrical lines to siding.

18. Clean heavy organic soiling at gutters and trim at sleeping porch on east and north sides.

19. Remove, salvage, and reinstall siding as required to inspect and repair substrate/sheathing.

20. Re-secure butt ends/joins at sheathing typ.

21. Repair decorative trim panel.

22. Replace deteriorated posts.

23. Restore spalled, damaged concrete stoop; custom aggregate and concrete mix to match existing materials.

2. See window and door schedules for additional repairs which may encompass exterior trim, sills, and flashing work.
