Statement of Work
Construction Services for Replacement of AHUs 2,3,5,and 9 and Remove Off of Existing Geothermal system at Cooperative Oxford Lab
1. ADMINISTRATIVE OVERVIEW:
Purpose: The purpose of this statement of work is to obtain construction services for replacement of four (4) Air Handling Units (AHUs) which are part of an existing HVAC/Geothermal system at Cooperative Oxford Lab (COL), main lab building, located at 904 S. Morris St., Oxford, MD 21654.
The units to be replaced are AHU-2, AHU-3, AHU-5, and AHU-9. The scope of work includes but is not limited to, all necessary utility improvements and tie-ins, supply of required materials, demolition, insulation, interior finishes, hardware and electrical service per plans and specifications. NOTE: All installed equipment shall have high-energy efficiency ratings and improve the energy efficiency of the building as a whole. The goal of this project is to remove the remaining four AHU;s off the existing geothermal system and allow them to operate independently from the geothermal system.
**If new ACCU’s can be installed and the existing AHU’s retrofitted with appropriate coils to support operations then we would prefer that above total replacement options.**
1.1 Background:
The COL main building is a 16,000 square foot building comprising 5,000 SF of laboratories with the remainder utilized as general office space. Building construction type is concrete slab on grade with brick and block walls with wood truss roof structure and asphalt shingle roofing. The original building was constructed in the early 1960’s with an addition constructed in the mid- 1990’s. Building heating and cooling is accomplished through air handling units, each equipped with dual temperature and dedicated heating water coils, and hydronic finned tube radiation along window walls and entry vestibules. The building’s heating water system consists of supply and return water piping, propane-fired boiler, circulating pump and ancillary equipment. The dual temperature system consists of a water source heat pump chiller primary/ secondary piping and pumping configuration, geothermal closed bore Ground Loop Heat Exchanger (GLHX) and condenser water pump. Supplemental ductless split DX heat pump units have been installed in laboratory spaces.
The building is served by nine (9) AHUs, which were originally installed in 1995 and retrofitted in 2008 when the geothermal system was installed. Four AHU’s remaining on the geothermal system are equipped with one dual temperature coil and one heating coil. Water from the heat pump chiller is circulated through the dual temperature coil providing heating or cooling depending on the building’s overall demand. On extremely cold days the boiler provides supplemental heating to the dedicated heating coil. All dual temperature and heating water coils are equipped with 3-way modulating control valves. The present HVAC/geothermal system at COL, originally installed in 2008, does not provide adequate heating, cooling and

1.2 Key Personnel. The Contractor shall provide the names and contact information (including after hours, weekend and holiday) of key personnel to be assigned as project manager; lead mechanical and electrical engineers. Any changes or substitutions must be approved in advance by the Contracting Officer.
