About this file

This is an architectural drawing set and project specification document for a bathroom renovation project at 101 Cobblestone Terrace, Newark, NY 14513, a New York State Office for People with Developmental Disabilities (OPWDD) residential facility. The project involves complete demolition and reconstruction of an existing bathroom to include new epoxy resin flooring, solid surface wall panels, updated plumbing fixtures, HVAC modifications, electrical upgrades, and painting. Key work includes removal of existing bathroom fixtures and materials down to the concrete slab, installation of new fixtures (toilet, vanity sink, shower assembly with French drain), grab bars, recessed lighting, and exhaust fan with timer controls. The project is designed to meet ADA compliance requirements and incorporates safety features such as fire-rated caulk, mold and mildew-resistant materials, and accessibility-compliant fixtures. Construction documents were reviewed on November 18, 2025, submitted at 90% completion on November 20, 2025, and received final review on December 8, 2025, with approval for construction issued on December 17, 2025. The site visit is mandatory and scheduled for Tuesday, May 26, 2026, at 11:00 a.m., with bids not accepted from vendors who fail to attend or arrive late.

This is a New York State public works project requiring contractors to pay prevailing wages and maintain NYSDOL registration prior to bid submission, with applicants needing approximately three to four weeks for registration approval. The contract requires the general contractor to coordinate with the house manager, maintain the premises free of debris and hazardous conditions, and notify OPWDD prior to work commencement and at each stage of building completion. All work must comply with the New York State Residential Code 2025 Edition and applicable building codes. Bid requests should reference the location and project title on company letterhead and be submitted via fax to 585-461-8811 (Attention: Franchesca Sagen) or email to FL.Purchasing@opwdd.ny.gov. The project specifications detail materials, finishes, and installation standards for all trades including general construction, plumbing, electrical, HVAC, and painting, with specific product manufacturers and models identified throughout the document.
