Addendum #1 Repair Greenhouse #401 Stub Wall Cereal Disease Laboratory USDA-ARS, St. Paul, MN
General: The following items reflect modifications and clarifications to the Bidding Documents and to part of the Work for the above project. Acknowledge receipt of this Amendment on Bid Form. Failure to acknowledge receipt of Amendment may subject the Bidder to disqualification. All requirements of the original drawings and specifications shall remain in force except as modified by Amendment.
Item #1:
Regarding Contractor questions: Does scope of work address capping off the stub wall to stop moisture penetration? Does the scope of work address replacing deteriorated block? Clarify extent of grouting of CMU cores.
Government response: The capping off of the stub wall shall be addressed via grouting of the CMU cores. All CMU cores of stub walls (greenhouse and alley house) shall be fully grouted in accordance with ASTM in their entirety from footing to top of stub wall (see Statement of Work - paragraph 9.d.). Based on existing plans available to the Government, the existing CMU extends 4’-8” from finished grade to footing. See Statement of Work – paragraph 7 for stub wall heights above finished grade. Awarded Contractor shall field verify and notify the Government of any discrepancies between existing conditions and conditions indicated above prior to performing the grouting. Replacement of deteriorated block shall not be included in Contractor’s bid. It is intended that broken masonry units will be corrected with the grouting of the CMU cores to provide the proper surface for the plaster coating. After abrasively cleaning the stub walls and prior to grouting CMU cores; Contractor shall notify the Government of any suspect CMU installations that will not provide the proper surface for the Portland cement plaster coating after the grouting is performed.
Item #2:
Regarding Contractor questions: Who is responsible for cleaning of greenhouse and adjacent structures after abrasive cleaning is completed?
Government response: Contractor shall be responsible for cleaning the greenhouse and adjacent structures after the abrasive cleaning (i.e. both interior and exterior installations including adjacent greenhouses and buildings). Contractor shall provide temporary tenting and provisions to limit the amount of spread of dust and debris.
In addition; Contractor shall provide all installations and provisions to protect greenhouse structures, glazing and installations from damage. Contractor shall be responsible for repairing and replacing all damaged surfaces (see Statement of Work – paragraph 9.c.).
Item #3:
Regarding Contractor questions: Who is responsible for removing plant tables?
Government response: Contractor shall be responsible for removing and reinstalling plant tables to complete the Work. Contractor shall coordinate with the Government and the Government shall remove all plant and research material from greenhouse bay prior to starting the Work within the bay. See Statement of Work – paragraph 11 for requirements on interior phasing.
Item #4:
Regarding Contractor questions: Do contractors remove and reinstall the existing evaporative cooler units or new ones?
Government response: See Statement of Work – paragraph 9.a. Contractor shall disconnect and remove evaporative cooling system evaporative pads and water recycle trough system. Recycle trough system shall be replaced with new. New trough system shall match existing in materials and configuration. See Statement of Work – Existing Evaporative Cooler Cross Section for materials and configuration of existing trough system. The scope of work requires re-installing (not replacement) of the existing evaporative cooling system (with a new water trough system) and verifying proper operation. Prior to removal work; Awarded Contractor shall review the cooling system with the Government: verify that existing system as currently installed in operating properly and notify the Government of any suspect components of the cooling system.
Item #5:
Regarding Contractor question(s): Is replacing bolts that attach greenhouse to stub wall to be included in Contractor’s bid?
Government response: Contractor’s bid shall reflect that the replacement of the bolts attaching the greenhouse structure to the stub wall is not part of the scope of work.
Item #6:
Regarding Contractor question(s): Is existing gravel along greenhouse stub walls to be removed and how far will the new plaster coating extend below finished grade?
Government response: New plaster coating shall not extend below finished grade.
See Statement of Work – paragraph 9.e. Bottom of new plaster coating shall be set level at 3” above finished grade (i.e. minor elevation differences are acceptable to provide a level installation).
Item #7:
Regarding Contractor question(s): What is the existing finish on the masonry walls?
Government response: The Government does not have any documentation on the existing coating applied to the stub walls. Contractor shall field verify.
Item #8:
Regarding Contractor question(s): Is a breathable silane sealer acceptable in lieu of the specified coatings?
Government response: Contractor’s bid shall reflect new coatings as indicated in Statement of Work – paragraph 9.j.
Item #9:
Regarding Contractor question(s): Is guttering placed under windows part of the scope of work?
Government response: Except for the water trough system associated with evaporative cooling system; the scope of work does not include any guttering.
Item #10:
Regarding Contractor question(s): If greenhouse exterior disassembly is needed to remove / replace the evaporative cooler, is roof stable or is temporary support necessary?
Government response: See Statement of Work – Existing Evaporative Cooler Cross Section. Disconnecting of greenhouse structure does not appear needed to remove evaporative cooling pads and trough system. Temporary support of greenhouse roof shall not be included in Contractor’s bid. Contractor shall not disconnect greenhouse structure from stub wall without notifying and receiving written approval of the Government.
Item #11:
Regarding Contractor question(s): Will the Government consider filling the block voids with block insulation in lieu of concrete grout?
Government response: Contractor’s bid shall reflect grouting of the CMU cores as indicated in the Statement of Work and in accordance with item #1 above.
Item #12:
Regarding Contractor question(s): Please clarify flashing requirements.
Government response: Reference Statement of Work – paragraph 9.g. Contractor’s bid shall reflect the following flashing installation. Contractor shall furnish and install flashing along intersection of top level of plasterwork and greenhouse frame work.
Flashing shall be L-shaped, 1” x 2”, constructed of 14 gauge aluminum. Flashing shall be attached to underside of existing greenhouse framework with stainless screws and rubber washers (on 16” centers). Flashing shall be placed tight against new plaster work without any mechanical attachment. Contractor shall caulk flashing installation at attachment to greenhouse framework and at joint of flashing to plaster work. (Note: Awarded Contractor shall review existing conditions and discuss any recommended modifications to the flashing installation to prevent intrusion of moisture into the plaster installation prior to submittal of shop drawings. Any modifications to the new flashing installation indicated above will be addressed via a construction change).
