AFRH RFQ Question Responses

# Question Response 1 Is the AFRH open to an alternative, 3rd party management structure in which AFRH funds the renovations via bonds/fundraising and retains all financial upside, while a selected firm oversees construction/renovation and eventual management of the course?

AFRH will consider all options, but AFRH is unlikely to be able to fund the renovations in the manner suggested.

2 Can the course be converted to a public facility w/o security restrictions if the renovation plans account for parceling the course off from the rest of the property?

AFRH could convert it to a public facility, however, that is neither its intent at this time nor in the best interest of the AFRH residents.

3 What (if any) limitations exist for the following:

• Access / availability to the general public?

• Hours of Operations?

• Liquor License / sale of alcohol?

• Rates of play for public

• Lighting the driving range and/or golf course

Answers to these questions are somewhat dependent on the Respondent’s concept as well as the submission of specific requirements for AFRH consideration.

4 Is the AFRH willing/able to fund the capital renovations in exchange for fixed leased payments back from the operator?

AFRH will consider all options, but AFRH is unlikely to be able to fund the renovations in the manner suggested.

5 The RFQ mentions a study completed by the National Golf Foundation – can a copy be provided?

The National Golf Foundation study can be provided upon request.

6 Is it possible to get more land, possibly to help with parking and / or additional holes?

AFRH’s preference would be for the course to remain on the existing footprint, but AFRH would consider additional land to the south and west of the existing course.

# Question Response 7 Is it permissible to relocate the clubhouse and restaurant/banquet facility near Scott statue, nearby where we can have some sort of view of the National Mall from restaurant/banquet facility?

Expansion would not be permitted into the Meadow to the north of the existing course due to the open space’s historic significance and the preference of the AFRH residents.

8 We plan to partner with a service-disabled veteran owned small business, (TBD), can we put that as a placeholder until we find the right partner early next spring to assist with project management and administration activities etc.?

Yes. A description of the type / attributes of the desired partner would be ideal, or a short list of possible candidates.
