About this file

This is Addendum No. 1 to a Request for Qualifications (RFQu) issued by the School Board of Seminole County, Florida, for architectural/engineering services related to the South Seminole Middle School New Dining & Renovation Project. The addendum, posted on December 17, 2025, clarifies submittal requirements and answers vendor questions regarding the original RFQu #25260017RFQu-JAM. RFQu proposals are due on Monday, January 5, 2026, at 3:00 P.M. EST and must be submitted through the VendorLink portal. The project scope includes interior renovations to buildings 3 and 4, remodeling of building 8 to improve circulation between locker areas and the gymnasium, and replacement of buildings 1 and 7 with a new dining facility and office spaces. Site visits for shortlisted firms will be scheduled after the selection process is completed, and oral presentations for selected firms are anticipated on February 18, 2026, with award recommendations posted on February 20, 2026. The tentative project schedule includes the architect design phase from May 2026 through February 2027, with construction anticipated to begin in April 2027 and be completed in phases by December 2027.

The addendum addresses five key questions regarding financial stability documentation, audited financial statement requirements, reference form reuse, site visit scheduling, and project terminology definitions. Regarding financial stability, the School Board will accept either preferred documentation or substitute documentation such as CPA-prepared financial statements, reviewed tax returns, statements of cash flow, profit and loss statements, and balance sheets; audited financial statements are not required at this time but may be requested during the selection and contract negotiation process. Vendors are permitted to reuse recently submitted reference forms from previous proposals if no information has changed. A "Refresh" is defined as cosmetic improvements including paint, flooring, casework, ceiling, lighting, and doors, while a "Remodel" involves structural modifications such as wall modifications, ceiling height changes, openings, and changes in use. The purchasing contact for inquiries is John Mahramus, Sr. Procurement Agent, at mahramjz@scps.k12.fl.us. Vendors must acknowledge receipt of this addendum and return the acknowledgment form with their proposal.

Answer: Yes

3. Question: …. We are preparing our response to the upcoming South Seminole MS RFQ and wanted to confirm whether it would be acceptable to reuse the same reference forms we submitted for the County in last month’s proposal for Sanford MS. Answer: Yes, you can reuse the reference forms recently submitted on the Sanford MS Project

4. Question: …. Can you please advise if there will be a site visit for shortlisted firms prior to interviews?

Answer: At this time, site visits will be scheduled after the selection process is completed.
