The RFB is divided into two bid packages: BP 01 for all abatement and demolition work, and BP 02 for all other work shown on the contract documents. The project schedule calls for contract issuance in September 2023, submittals in October-November 2023, construction from March-August 2024, and closeout from August-September 2024. Bids are due on August 29, 2023 at 2 pm, with a bid opening at 3 pm the same day. The addendum provides details on work hours, site rules, bid submission requirements, and the bid schedule. It also notes that a pre-bid site visit was conducted on August 11, 2023 and that questions and substitutions are due by August 17, 2023.

The contract will utilize a modified ConsensusDocs 802 agreement. Successful contractors must provide project-specific insurance and performance and payment bonds prior to contract execution, as well as submit their subcontractor/supplier list within 48 hours of the bid opening. Procore will be used for project management at no cost to the trade contractors, and the contractor's schedule of values must include a closeout line item of at least 1% of the total contract value.

Project Overview

2.1 1 Project Description Open

Description BP 01: All abatement and demolition work identified on sheet AD1.00.

• Work hours will need to allow for BP 02 to install weather protection on the roofing that is abated each day.

BP 02: All work shown on the contract documents with the exception of the work identified on sheet AD1.00.

• Responsible for weather protecting the existing roof deck system and building.

• Responsible for temporary construction fencing and scaffolding

Unit 01: State the square foot cost to install new sheathing, thickness to match existing, where the snow apron is demolished at areas above the 2’-0” included in the base bid.

Unit 02: State the lineal foot cost to install new fascia, thickness to match existing, where the gutters are demolished.

Official Documented Meeting Minutes

• The contractors discussed phasing of BP 01 and BP 02. Right now the schedule shows the work being split up into three phases with BP 01 abating/demoing before BP 02 reroofs and installs new gutters/downspouts. It was discussed that there may be benefits to to abate/demo the entire roof and having the roof temped in prior to reroof work starting as there would be less mobilizations and coordination between each bid package. McGough would like to make sure everyone is bidding from the same schedule so it important to get any questions or comments regarding scheduling submitted by the August 17th at 2 pm deadline, otherwise further schedule coordination will take place once contracts are awarded.

• It was noted that any fall arrest systems that are used on the roof will need to come down at the end of each day.

2.2 1 Project Schedule Open

Description

• Contract(s) Issued: September 13, 2023

• Submittals: October - November 2023

• Construction: March - August 2024

• Closeout: August - September 2024

A pull-plan session will be held with the successful bid package contractors to finalize the construction schedule.
