5-SITE MECHANICAL REPAIRS & CONTROLS REPLACEMENT

PROJECT NO.: 22518-01

MAY 16, 2022

ADDENDUM NO. TWO (2)

PAGE 1 OF 3 (PLUS ATTACHMENTS)

THE FOLLOWING CHANGES, ADDITIONS, AND DELETIONS TO THE CONTRACT

DOCUMENTS DATED APRIL 27, 2022 HEREBY BECOME A PART OF THE CONTRACT

DOCUMENTS.

NOTIFY ALL SUBCONTRACTORS AFFECTED BY THIS ADDENDUM.

BID DUE: Wednesday, May 25, 2022 at 2:00 PM

GENERAL INFORMATION

1. The bid bond is 5%, as noted in Section 00 21 00 Instructions to Bidders Section C.1. The bid form states the bid bond is 10% and that is incorrect.

2. Pre-Bid Attendees (non-mandatory):

a. Scott Rose, R&C Management Group

b. Dwight Gray, EEI

c. Joe Barnes, NW Control Company

d. Jesse Taylor, NW Control Company

e. Graeson Neddow, Delta Connects

3. The attached pre-bid conference agenda was discussed.

4. Other contracted work will be occurring at all sites in respect to lighting replacement, fire alarms, security, intercom, seismic work, etc. This contractor will be expected to work in the same spaces and make reasonable accommodations for other trades, though those contracts will be managed by R&C Management Group.

5. The awarded Contractor will be given drawings that exclude the “NOT FOR CONSTRUCTION” title block, to submit for permit.

6. The successful contractor will need to provide Niagra licensing for the (5) sites included in this scope of work (Centennial Middle School, Butler Creek Elementary School, Pleasant Valley Elementary School, Harold Oliver Elementary School, and Centennial High School).

7. All control valves are to be changed out on equipment identified for control integration to the new DDC system. Existing system design is not necessarily available, so match the existing valves to the new replacements where possible. Based on documentation identified in the existing valve installations, the valves should be sized assuming a 2 lb. per hour of steam input delivery on steam systems. Heating water systems valve Cv sizing will need to be determined based on assumed GPM and pressure drop of the equipment being controlled where specific equipment information is not available.

ADDENDUM NO. TWO (2)

PAGE 2 OF 3 (PLUS ATTACHMENTS)

8. A clarification was requested as to the intent of the mix of control systems: The overall goal of this work scope is to provide a seamless network, viewable and with minimal operational changes to be made through the two (2) B-OWS being provided under a different contract. Some of the schools have rooftop and other equipment that is currently being controlled by Alerton control system.

These units will continue to operate as they are without changes to the systems and/or programming at this point. The scope of this work is to provide BacNet read/write points from those systems into the new DDC system network.

9. Pleasant Valley Elementary School is to receive 5 new rooftop units. The district has a roofing contractor who will be replacing the roof on the area of the school where these rooftop units are to be located. The successful contractor will provide the roof curb to the roofing contractor for installation under the existing district roofing contract and then mount the unit to the installed (by the roofing contractor) roof curb once the roofing work is complete. No roofing work for installation of these rooftop units will be required by the successful contractor under this contract.

10. Pleasant Valley Elementary School includes a number of exhaust fans which are not running. The district has procured the replacement motors for these units and will supply them to the successful contractor for installation. If an issue is discovered (the wrong part, factory defect, etc.) of the owner provided equipment, that will be dealt with on a case-by-case basis as necessary. The contractor will need to alert the district and engineer upon discovery of any such issue.

11. Pleasant Valley Elementary School on sheet M2.03 includes a diamond note 2 which indicates that the outside air openings for the existing unit ventilators is to be blocked off. The note has been changed to indicated that this blocking of the outside air opening will be done by the district and is not in the scope of this contract.

SPECIFICATIONS

1. Section 23 09 00 Controls specifications includes requirements for (2) B-OWS and software.

These workstations and software were provided under an earlier contract and therefore this requirement is deleted from this contract scope of work. The successful contractor WILL however be required to integrate their control system into these now existing workstations.

2. In section 23 05 93 of the specifications, “TESTING, ADJUSTING, AND BALANCING FOR HVAC” the following changes have been made to scope requirements:

• An initial baseline reading of all air handlers and rooftop units at the schools is to be provided to the engineer for evaluation prior to modifications being made to the system.

• An initial evaluation was completed on some of the school’s equipment. These units will not need to be included in the baseline evaluation. This baseline report is attached as part of this addendum.
