About this file

This is Addendum 1 to Request for Qualifications (RFQC) #26-022 issued by a city government for the selection of a Construction Manager at Risk (CMAR) for the renovation and/or construction of Fire Stations No. 1 and No. 4. The solicitation seeks qualified firms to serve as construction managers during the planning and execution phases of both projects. Schematic drawings for Fire Station No. 4 are nearing completion, while Fire Station No. 1 is approximately one to two months behind. The city will provide schematic drawings to shortlisted firms from phase 2 prior to presentations. The RFQC response deadline is January 22, 2026, at 2:00 p.m. The city anticipates selecting a CMAR in February 2026, with construction of Fire Station No. 4 commencing in September 2026 and Fire Station No. 1 beginning approximately two months thereafter. The schematic budget phase is anticipated to commence three weeks after CMAR selection.

Cost proposals are not to be submitted during the RFQC phase; only qualifications are required at this stage. Respondents must include a Georgia Business License in the General Qualifications section and must complete all exhibits except Exhibits F and G, with failure to do so resulting in the response being deemed non-responsive. This addendum clarifies that the initial solicitation contains no numbers, percentages, or fees and requires all prospective offerors to acknowledge receipt of this addendum and incorporate the changes into their response by the submission deadline.
