Anchor Products Guide Specification Ver: 20190426A
SECTION XX XX XX
BALLAST FREE, NON-PENETRATING, EQUIPMENT ATTACHMENTS
This is a guide specification intended for use by a design professional and is not suitable as a substitute for professional engineering design and/or documentation required by building code, contract or applicable law.
EQUIPMENT SECUREMENT OVER WATERPROOFING AND ROOFING SYSTEMS
The specification following this cover page is provided to assist the Design Professional in creating a performance specification for the securement of equipment to a waterproofing or roofing surface.
PLEASE NOTE: In the design and installation of equipment over waterproofing and or roofing systems, all parties involved must recognize that existing structural support system was designed based on the loads being applied uniformly. Attachment solutions such as the U-
Anchors, dependent upon the equipment being attached, may apply point loads (upward, downward, transverse or in all directions) to the deck or other structural elements. This design approach may not be feasible in all applications. The new equipment, as well as the effects of the new equipment, will add weight to the structure as well as possibly alter wind effects. In addition, as a result of adding the new equipment, additional weight will be imposed onto the structural requiring an engineering evaluation. Anchor Products highly recommends that an independent structural engineer conduct an investigation of the entire building structure to determine the adequacy of the structural elements to withstand these added loads. Identifying and determining these imposing loads is the responsibility of the system designer.

Solar Mounting Solutions So Simple, They Are Brilliant.
Key Reasons Using U-Anchor Matters for Solar Array Installations
U-Anchor is the Right Choice
U2400 is a lightweight rooftop attachment system consisting of a U-Anchor 2000 Series plate and the same cover membrane of your roof. The membrane is factory heat-welded to the top of the plate. It provides a watertight, manufacturer-accepted attachment for mechanically attached and fully adhered single-ply membranes. U2400 is available for EPDM, KEE, PVC and TPO roofing materials.
The U-Anchor installs easily in minutes, saving you time and manpower while reinforcing the strength of your solar panels.
Efficient Installation Not only is the installation quick, it is very cost effective. The installation of the U-Anchor system results in reduced cost in labor, maintenance and liability. A win-win all the way around.
Superior Strength Each U-Anchor shows exceptional resistance to both tension and shear. The attachment provides unparalleled securement for your solar panel system against high winds, seismic events or any other natural hazards.
Universal Application For All Roof Types This system can be safely attached to commercial grade TPO, PVC, EPDM, Asphalt and coated roofs. The U-Anchor is a non-penetrating securement method. Accepted by all major North American roofing manufacturers.
Lightweight U-Anchor is lighter and adds significantly less weight to the roof than other methods. Transportation and handling of the U-Anchor system is much easier than the industry standard methods used today.
Simplified Engineering With Consistent Design The U-Anchor is a fully-designed attachment system, tested and proven to provide a consistent performance in strength, regardless of weather and other natural occurrences. It provides a better solution for commercial rooftop systems.
U-Anchors combine strength, efficiency and versatility across the spectrum of solar installations.

Comparing a Fully Anchored™ System to a Ballasted System vs.vs.
Solid Plate Technology is Superior to Compression Seals
Traditional ballast may still be a popular method, however Fully Anchored™ is the fastest growing solution in the market.
When choosing roof attachment securement for your solar investment, whether it’s a ballasted solar array or the fully attached U-Anchor securement from Anchor Products, you must consider performance, cost, ease of installation, and protection of the roof surface.
Compression seal technology is vulnerable to leaking. U-Anchor solid plate solutions are not. It is just that simple.
COMPRESSION SEAL ISSUES:
A doughnut hole in the base compression seal is an opening in the attachment, where water can collect and can create a water path leading to a leak.
Vibrations and movement cause the fasteners that secure the compression seal pieces to back out, compromising the seal and allowing for catastrophic leaks.
Wind loads apply tension to a compression seal, pulling its components apart and allowing water to get under the seal.
Bolts, compression seals and caulk require invasive inspections and necessary maintenance, which are not included in warranty coverage.
Frequent inspections and constant maintenance require adjustments to hardware and components, which often lead to downtime and possibly interruption of business.
BALLAST ISSUES:
Ballast is considered an overburden to the roof and manufacturers will not cover damages caused by the effects of ballast.
Ballast can be ineffective in high wind or seismic event scenarios, as they can be blown from their placement and damage rooftop equipment, as well as the roof surface.
Ballast blocks typically weigh 30 lbs. each, putting unnecessary weight on the crew and the structure itself, which causes more damage over time.
U-ANCHOR SOLUTION:
U-Anchors can be included in the warranty of the roof, and are allowed as a “roof-friendly” solution by all manufacturers.
U-Anchors fastened to the roof will prohibit all movement and will eliminate issues caused by vibrations, preventing stress on the racking, array, connections, conduit and roof membrane.
U-Anchors weigh less than a pound, and in turn, offset thousands of pounds of ballast. They are easy to load and will not damage the roof. A quick installation makes them more time efficient as well.
The U-Anchor stands out when it comes to holding strength, efficiency and cost. If you’re still not sure, have our team do a cost analysis and walk you through the installation process. We will demonstrate why the U-Anchor is the superior choice for securing your solar array.
COMMON COMPRESSION SEAL U-2400 ANCHOR
U-ANCHOR SOLUTION:
Fully-adhered U-2000 Solutions are heat-welded to the roof, which forms a non-penetrating waterproof protective shield.
U-2000 Anchors are engineered as an integrated rooftop component and are unaffected by vibration or movement.
When installed properly, U-2000 Series anchors are part of the roof. They will not come apart and water cannot get in.
The U-Anchor is the ONLY solution included in some roofing manufacturers’ guarantee. No maintenance is required to uphold the Anchor Products warranty.
No maintenance means no downtime. No worries.

** Workers in this classification may be entitled to a higher minimum wage under Executive Order 14026 ($16.20) or 13658 ($12.15). Please see the Note at the top of the wage determination for more information.
Note: Executive Order (EO) 13706, Establishing Paid Sick Leave for Federal Contractors applies to all contracts subject to the Davis-Bacon Act for which the contract is awarded (and any solicitation was issued) on or after January 1, 2017. If this contract is covered by the EO, the contractor must provide employees with 1 hour of paid sick leave for every 30 hours they work, up to 56 hours of paid sick leave each year.
Employees must be permitted to use paid sick leave for their own illness, injury or other health-related needs, including preventive care; to assist a family member (or person who is like family to the employee) who is ill, injured, or has other health-related needs, including preventive care; or for reasons resulting from, or to assist a family member (or person who is like family to the employee) who is a victim of, domestic violence, sexual assault, or stalking. Additional information on contractor requirements and worker protections under the EO is available at https://www.dol.gov/agencies/whd/government-contracts.
Unlisted classifications needed for work not included within the scope of the classifications listed may be added after award only as provided in the labor standards contract clauses (29CFR 5.5 (a) (1) (ii)).
The body of each wage determination lists the classification and wage rates that have been found to be prevailing for the cited type(s) of construction in the area covered by the wage determination. The classifications are listed in alphabetical order of ""identifiers"" that indicate whether the particular rate is a union rate (current union negotiated rate for local), a survey rate (weighted average rate) or a union average rate (weighted union average rate).
Union Rate Identifiers
A four letter classification abbreviation identifier enclosed in dotted lines beginning with characters other than ""SU"" or ""UAVG"" denotes that the union classification and rate were prevailing for that classification in the survey. Example:
PLUM0198-005 07/01/2014. PLUM is an abbreviation identifier of the union which prevailed in the survey for this classification, which in this example would be Plumbers. 0198 indicates the local union number or district council number where applicable, i.e., Plumbers Local 0198. The next number, 005 in the example, is an internal number used in processing the wage determination. 07/01/2014 is the effective date of the most current negotiated rate, which in this example is July 1, 2014.
Union prevailing wage rates are updated to reflect all rate changes in the collective bargaining agreement (CBA) governing this classification and rate.
Survey Rate Identifiers
Classifications listed under the ""SU"" identifier indicate that no one rate prevailed for this classification in the survey and the published rate is derived by computing a weighted average rate based on all the rates reported in the survey for that classification. As this weighted average rate includes all rates reported in the survey, it may include both union and non-union rates. Example: SULA2012-007 5/13/2014. SU indicates the rates are survey rates based on a weighted average calculation of rates and are not majority rates. LA indicates the State of Louisiana. 2012 is the year of survey on which these classifications and rates are based. The next number, 007 in the example, is an internal number used in producing the wage determination. 5/13/2014 indicates the survey completion date for the classifications and rates under that identifier.
Survey wage rates are not updated and remain in effect until a new survey is conducted.
Union Average Rate Identifiers
Classification(s) listed under the UAVG identifier indicate that no single majority rate prevailed for those classifications; however, 100% of the data reported for the classifications was union data. EXAMPLE: UAVG-OH-0010 08/29/2014. UAVG indicates that the rate is a weighted union average rate. OH indicates the state.
