About this file
This is a Construction Schedule template (Solicitation Attachment #2) for a federal lease contract (L201C) that establishes working day timeframes for completing design and construction phases of leased space. The schedule applies to both the Lessor and Government (GSA and Client) and commences within five days after lease award, managing the entire design and construction process through Government acceptance of the space.
The schedule is structured by lease size in ANSI/BOMA office area square feet across six categories: 0K to <10K, 10K to <20K, 20K to <35K, 35K to <50K, 50K to <70K, and 70K+. Each size category has nine sequential phases with defined working day allowances: Lessor-Provided Design Intent Drawings (25-45 days); Government Review and Approval of Design Intent Drawings (30-45 days); Lessor Preparation and Submission of Construction Documents (20-35 days); Government Review of Construction Drawings (15-20 days); Lessor Preparation and Submission of Tenant Improvement (TI) and Building Standard Alterations and Construction (BSAC) Price Proposal (20-40 days); Government Review and Approval of Pricing (30-40 days); Government Notice to Proceed with Construction (10 days); Lessor Completion of TI and Other Required Construction Work (60-100 days); and Government Inspection and Acceptance of Finished Space (10 days). Total project duration ranges from 220 days for smaller leases to 345 days for leases 70,000 square feet and larger.
