About this file
This Statement of Work (SOW) details a geothermal repair project for the Rocky Mountain Arsenal (RMA) Visitor Center, located at 6550 Gateway Road in Commerce City, Colorado. The project involves repairing two identified leaks in the mechanical room of the 12,467 sq ft building, which has a Geothermal Heat Pump system comprising 25 Vertical Well Loop Lines (400' deep). The contractor will be required to replace flange gaskets and insulation around the leaking pipes, and conduct a flush/purge and charging of the geothermal system.
The project is scheduled for 60 calendar days, with key milestones including an initial kickoff conference within 7 days of contract award, a written investigation report due 45 days after the initial conference, and final document execution by day 60. Designated officials include the Project Architect Carl Loescher, Alternate Project Engineer Eddie Dunn, and RMA Refuge Manager Davids Lucas. STATEMENT OF WORK
US FISH AND WILDLIFE SERVICE REGION 6
Rocky Mountain Arsenal Visitor Center Geothermal Repair of the Geothermal Heating Systems
Project #25-028 April 18, 2025
I. PROJECT BACKGROUND
The Rocky Mountain Arsenal (RMA) National Wildlife Refuge is one of the largest urban refuges in the country, 14,904 acres. It is a sanctuary away from the hustle and bustle of busy urban life where time moves at nature's pace. With its expansive views, wildlife viewing opportunities, and recreation activities, it's easy to take a nature escape. RMA National Wildlife Refuge was established in 2004, in part, to protect our national symbol, the bald eagle. The land has a unique story - it has survived the test of time and transitioned from farmland to war-time manufacturing site, to wildlife sanctuary. It may be one of the finest conservation success stories and a place where wildlife thrives.
The RMA Visitor Center is a 12,467 Sq Ft building built in 2011 and has a Geothermal Heat Pump system comprised of (25) Vertical Well Loop Lines (400’ deep) located on the North side of the building (Re: attached drawings).
A recent pressure test of the system identified (2) leaks inside the mechanical room (Re:
Photos and Pressure Test results) and determined that a flush and purge of the system is required.
II. PROJECT SCOPE
The contractor shall repair the (2) identified leaks inside the mechanical room by replacing the flange gaskets and insulation around the (2) leaking pipes as needed and conduct a flush / purge and charging of the geothermal system.
