1.05 WORK TO BE ACCOMPLISHED:

1. Background: The roofing systems on Buildings 875, 887, 876, and 2000 have experienced age-related wear, resulting in localized water intrusion (leaks) and degrading sealants at joints, seams, roof penetrations, and flashing perimeters. The intent of this project is to perform localized, high-quality, weather-tight patching at the active leak sites identified in the attached facility drawings, conduct rigorous overall inspections, and systematically re-seal flashing, metal joints, and penetrations to restore watertight integrity and protect building interior assets.

2. General Requirements:

a. All materials and work shall be in accordance with (IAW) Department of Defense Unified Facilities Criteria (UFC) 3-110-03 (Roofing) and applicable NRCA (National Roofing Contractors Association) standard details.

b. Contractor is responsible for verifying exact dimensions, access restrictions, and safety requirements for each facility prior to commencing operations.

3. Detailed Technical Requirements by Building:

a. Building 875 (Ballasted Built-Up Roof — 42,200 SF, Single Story)

i. Leak Patching: Locate and patch four (4) distinct leaking areas as identified on the Building 875 floor plan.

ii. Patching Requirements:

1. Contractor shall carefully scrape back and temporarily remove gravel ballast from a minimum 6-foot by 6-foot perimeter centered on each of the four (4) leak areas.

2. Inspect underlying plies, remove damaged/saturated felts, and install new multi-ply hot-mopped or cold-applied built-up roof patches, integrating seamlessly into existing plies.

3. Re-apply gravel ballast over patched areas using compatible flood coat adhesive once fully cured.

iii. Penetrations and Flashing:

1. Inspect all penetrations (pipes, vents, equipment curbs, HVAC sleepers) and perimeter flashing.

2. Remove failed/cracked sealants, scrape away loose gravel or old pitch-pocket filler, and apply new high-performance elastomeric sealants, flashing cements, and reinforcing fabric (glass mesh) as required to ensure a 100% watertight seal.

b. Building 887 (Unballasted Built-Up Roof — 42,000 SF, 3-Story)

i. Access and Rigging: Contractor must account for the 3-story elevation.

Provide all necessary hoisting equipment, material cranes, and OSHA-compliant fall-protection systems (warning lines, safety harnesses, and anchorages) required to execute work at heights safely.

ii. Leak Patching: Locate and patch six (6) distinct leaking areas as identified on the Building 887 third floor plan.

iii. Patching Requirements: Repair using compatible unballasted BUR patching standards (multi-ply patch or heavy-duty modified bitumen cap sheet patch) to match the existing roof composition.

iv. Penetrations and Flashing: Thoroughly inspect and re-seal all penetrations, drains, expansion joints, and parapet flashing across the 3-story roof area using industry-standard polyurethane or silicone sealants and SBS-modified flashing compounds.
