3.0 SCOPE

This project involves the following items as part of the project scope that has been broken down into three specific divisions:

TASK 1: Interior Finishes and architectural work.

As part of the second-floor relocation work interior finish work will need to be completed. This work includes installation on new VCT tile flooring, patching of existing walls, installation of gypsum walls, painting, installation of ceiling grid and tiles. Refer to finish schedule 09 06 00 for types and material as well as locations to receive finish and architectural work.

TASK 2: Mechanical Ventilation:

Three areas within the space identified require a new HVAC ventilation system. These rooms in these three areas are identified on the plans as E200, E201, E222, E223, E224, E225, E226, E227, W230, W231, and W232.

Currently Mini-splits provide cooling to the lab spaces and are slated to remain. The space is also served by general exhaust units and fan coil units “Daiken/McQuay Thinline TSH FCUs”. These FCUS are in a state of disrepair with units either having blown motor issues, control issues, electrical issues or HVAC piping issues. Chilled water and hot water are provided to each FCU (total of 8 FCUS throughout the three spaces identified) and are controlled by pneumatic controllers.

New work under this task shall include reinsulating refrigerant lines for the mini splits within these areas as well as providing a new/renovated HVAC system to meet the required air changes listed in the HVAC Design Manual for Pathology and Laboratories. The contractor shall engage with an HVAC designer/contractor to ensure that the requirements are met.

As this work can be either achieved via a new system or a renovation of the old system an estimated cost of construction of this task is slated for $300,000.
