Drawing Instructions for Contract 542-26-109: Replace Flat Roof Building 57
This document provides detailed drawing instructions and specifications for the replacement of a flat EPDM roof on Building 57 at the Coatesville VA Medical Center. The project encompasses complete demolition of the existing flat EPDM roofing system, including all insulation, flashing, and associated roof equipment, followed by installation of new EPDM roofing materials with updated equipment.
Demolition and Construction Scope:
The contractor must demolish all existing flat EPDM roofing and remove associated equipment including the exhaust hood over the elevator exhaust, the building exhaust updraft fan, the attic exhaust fan and hood, and lightning protection connected to roof equipment. All debris removal must occur via crane or lift to prevent falling debris. Upon removal, the contractor shall investigate and repair any major damage to the concrete roof deck below to prevent water penetration. Construction activities include installation of new EPDM roof material with copper flashing at railing wall junctions, replacement of insulation and pitching for proper drainage, and replacement of all roof cants. The contractor must replace the exhaust updraft fan with a unit meeting minimum specifications of 2765 CFM, 2.0" static pressure, 20" wheel diameter, 1480 max RPM, direct drive, 3 HP motor, 208V/3Ph, and replace the elevator exhaust hood with a new mushroom hinged vent hood with weather-resistant coating. Equipment curbs must be raised to a minimum of 12 inches, and both roof deck penetrations must be filled with concrete decking. All contractor personnel shall park in Lot A only, and the job site must be secured with chain link fencing. Interior elevators are prohibited for material transport.
