About this file

This is a specification document for security screen doors related to the Lead Hazard Removal project at Alazan Apache Courts under the Housing Authority of the City of San Antonio, Texas (operating as Opportunity Home San Antonio). The document outlines the technical requirements and specifications for security screen doors that are components of the lead hazard remediation work. The specifications detail the door construction standards, materials, dimensions, hardware requirements, and installation criteria necessary to meet both safety and lead compliance standards for the public housing facility. The document establishes performance benchmarks and quality standards that bidding contractors must meet when providing and installing these security screen doors as part of the overall lead hazard removal project.

The specification emphasizes compliance with applicable building codes and lead-safe work practices required for renovation activities in pre-1978 housing. The security screen doors must meet durability and security standards appropriate for public housing applications while incorporating lead-safe materials and installation methods. This component specification is part of a comprehensive lead hazard removal initiative and represents one element of multiple construction and remediation items that qualified Texas lead-certified contractors must address as part of their bid submission for the overall Alazan Apache Courts project.

Fabricate Custom Metal Security Screen Door

1. Project Objective Fabricate and install high-security metal entry door featuring an ornamental steel main frame, a custom-matched paint finish, and high-tensile stainless steel screen inserts to match existing screen doors removed. .

2. Material Specifications The contractor shall utilize the following materials for construction:

● Main Door Frame: 1.25" x 1.25" (minimum) 16-gauge square steel tubing.

● Ornamental Infills: 0.5" solid square steel pickets in the center from top to bottom with decorative scrollwork.

● Screen Insert Frames: Aluminum "U-Channel" or "L-Angle" framing material.

● Insert Frame Finish: Mill Finish Aluminum (natural, unpainted).

● Security Mesh: 12 x12 mesh, 0.023 diameter stainless steel wire.

● Mesh Finish: Natural Finish (stainless silver).

3. Paint & Color Matching Requirements

● Color Matching: The contractor is responsible for performing a digital color match to ensure a precise match to the original finish.

● Surface Preparation: Steel must be sandblasted or chemically cleaned of all mill scale, oils, and weld slag.

● Coating System: * Primer: One coat of rust-inhibitive zinc-rich primer.

○ Top Coat: Two coats of professional-grade powder coating or industrial enamel in the matched color.

● Exclusion: The Aluminum Insert Frames and Stainless Steel Mesh shall remain unpainted (Mill/Natural finish).

4. Fabrication & Assembly to Match Existing

● Assessment: Contractor is responsible for all measurements and dimensions to match existing security door removed

● Screen Integration: The aluminum "U-Channel" or "L-Angle" inserts shall be fabricated as independent cassettes. The stainless steel mesh must be mechanically secured within these frames under high tension to prevent sagging.

● Removability: Inserts shall be mounted to the interior face of the steel door frame using tamper-resistant screws (e.g., one-way or Torx pin-head) to allow for future screen replacement.

● Hardware: Install three (3) heavy-duty barrel hinges, welded to the main frame.

● Lock Box: A steel lock box must be integrated into the mid-rail, pre-drilled for a standard

2-1/8" bore with a 2-3/8" backset for a deadbolt and handle set. (keyed to the owner's preference).

● Lower Kick Plate: Horizontal steel louvered panels (angled slats) integrated into the bottom section of the door frame.

● Pry-Resistant Flange The striker side of the door must include a full-length steel security flange (pry-guard). This flange shall overlap the gap between the door and the mounting frame to shield the deadbolt and latch from external tampering.

● Welding: All structural joints must be fully welded and ground flush and smooth to prevent snags for a paint-ready surface.

5. Execution & Installation Phase I: Field Verification

● Site Measurement: The contractor shall perform an on-site measurement of the existing rough opening to ensure a custom fit with a maximum 1/8 inch clearance gap on all sides.

● Substrate Inspection: Inspect the existing door jamb (brick, wood, or siding) to confirm it is structurally sound for security anchoring.

Phase II: Removal & Preparation

● Demolition: Carefully remove the existing security door and mounting hardware (LBP

Component replacement)

● Disposal: The contractor is responsible for the off-site disposal of the old unit (LBP

Component replacement)

● Jamb Prep: Clean and prep the mounting surface, ensuring any old holes are filled or patched if they interfere with the new installation.

Phase III: Installation

● Frame Mounting: Secure the matching steel "Z-bar" or tube header and jamb frame to the building substrate using non-removable one-way security lag bolts.

● Plumb and Level: The door must be installed perfectly plumb and level to ensure the locks function without binding.

● Hardware Installation: Install a new deadbolt and lever handle. Ensure the strike plate is recessed into the frame for maximum pry-resistance.

● Sealant: Apply a high-grade exterior silicone sealant around the perimeter of the mounting frame to prevent moisture infiltration.

Phase IV: Final Adjustment & Cleanup

● Operation Check: Verify that the door swings freely, latches automatically, and the deadbolt throws fully into the strike box.

● Touch-up: Perform on-site paint touch-ups on any bolt heads or minor scuffs incurred during transport or installation.

● Cleanup: Remove all metal shavings, debris, and packaging from the job site.
