This document is a comprehensive set of construction documents for the Lincoln Neighborhood Service Center Waterproofing project for the City of Tallahassee, Florida, prepared by MLD Architects. The project involves waterproofing and restoration work for the exterior of the Lincoln Neighborhood Service Center, located at 438 West Brevard Street. The construction documents, dated July 28, 2025, outline detailed specifications for surface preparation, coating application, and restoration procedures. The project scope includes cleaning and sealing exterior masonry, precast concrete, and cast stone surfaces, pointing up mortar joints, filling voids and holes, cleaning sidewalks and exterior areas, painting stucco surfaces and handrails, and installing pedestrian traffic coating on landings, walkways, and ramps.

The specifications provide extensive technical details for contractor requirements, including surface preparation methods, material specifications, application techniques, and quality control measures. The project involves multiple coating and waterproofing systems, including elastomeric high-build waterproof coating, water repellents, joint sealants, and acrylic architectural coatings. Contractors are required to have significant experience in specialized coating applications, with a minimum of five years of corporate experience and three years of project superintendent experience. The project includes a 10-year warranty from the manufacturer for the coating systems, covering bond and weather performance. The documents specify precise application requirements, environmental conditions, and quality control measures to ensure proper installation and long-term durability of the waterproofing and coating systems.

B. Protect parking lot surfaces, sidewalks, and canopies below the work area.

MASONRY TUCK POINTING 04 05 31 - 3

C. Protect roof membrane and flashings from damage. Use plywood panels to protect roofing from punctures and other damage.

D. Temporarily remove materials that are attached to the masonry (such as downspouts, conduit, etc.) to sufficiently allow access to the masonry for required work. Re-attach or re-install at the completion of work in that area. Repair to existing condition any damage to such materials caused by the Contractor, or replace with like kind.

3.2 CUT OUT OF EXISTING MORTAR JOINTS

A. Cut out existing mortar joints (both bed and head joints) and remove by means of a toothing chisel or a special pointer's grinder, to a uniform depth of to 19 mm (3/4-inch), or until sound mortar is reached. Take care not to damage edges of existing masonry units to remain or enlarging the width of the joints.

1. Mechanical tools such as saws and impact hammers may only be permitted with specified written approval of Architect and Owner, with demonstrated ability by operators to use without damage to masonry.

B. Remove dust and debris from the joints by brushing, blowing with air or rinsing with water. Do not rinse when temperature is below 40 degrees Fahrenheit.

3.3 JOB CONDITIONS

A. Protection: Protect newly pointed joints from rain, until pointed joints are sufficiently hard enough to prevent damage.

B. Cold Weather Protection:

1. Do not repoint, wash down, or wet surfaces when temperature may drop below 40 degrees Fahrenheit within 24 hours.

2. Tuck pointing may be performed in freezing weather when methods of protection are utilized.

3. Comply with applicable sections of "Recommended Practices for Cold Weather

Construction" as published by International Masonry Industry All Weather Council.

3.4 INSTALLATION OF TUCK POINTING MORTAR

A. Immediately prior to application of mortar, dampen joints to be tuck pointed. Prior to application of pointing mortar, allow masonry units to absorb surface water.

B. Tightly pack mortar into joints in thin layers, approximately 6 mm (1/4-inch) thick maximum.

C. Allow layer to become "thumbprint hard" before applying next layer.

MASONRY TUCK POINTING 04 05 31 - 4

D. Pack final layer flush with surfaces of masonry units. When mortar becomes "thumbprint hard", tool joints.

B. Tool joints in patch work with a jointing tool to match the existing surrounding joints.

3.6 REPLACEMENT OF MASONRY UNITS

A. Cut out mortar joints surrounding masonry units that are to be removed and replaced.

1. Units removed may be broken and removed, providing surrounding units to remain are not damaged.

2. Once the units are removed, carefully chisel out the old mortar and remove dust and debris.

3. If units are located in exterior wythe of a cavity or veneer wall, exercise care to prevent debris falling into cavity.

B. Dampen surfaces of the surrounding units before new units are placed.

1. Allow existing masonry to absorb surface moisture prior to starting installation of the new replacement units.

2. Butter contact surfaces of existing masonry and new replacement masonry units with mortar.

3. Center replacement masonry units in opening and press into position.

4. Remove excess mortar with a trowel.

5. Point around replacement masonry units to ensure full head and bed joints.

6. When mortar becomes "thumbprint hard", tool joints.

3.6 CLEANING

A. Clean exposed masonry surfaces on completion.

B. Remove mortar droppings and other foreign substances from wall surfaces.

C. First wet surfaces with clean water, then wash down with a solution of soapless detergent specially prepared for cleaning brick.

D. Brush with stiff fiber brushes while washing, and immediately thereafter hose down with clean water.

MASONRY TUCK POINTING 04 05 31 - 5

E. Free clean surfaces from traces of detergent, foreign streaks or stains. Protect materials during cleaning operations including adjoining construction.

F. Use of muratic acid for cleaning is prohibited.

G. At the end of each day’s work, sweep up and remove sand, mortar droppings, dust, dirt, debris, and rubbish.

H. At the completion of the work, remove all construction aides and ensure that all remaining sand, mortar and materials have been removed from site.
