About this file
This is Addendum 01 to the bidding documents for Lee County, North Carolina's Coke Building Warehouse Fire Sprinkler System project (#4850-02-26), issued on July 7, 2026. The project requires the complete design, engineering, installation, testing, and commissioning of a fully compliant automatic wet fire sprinkler system for a 37,000 square foot mixed-use building located at 1605 Hawkins Avenue. The facility comprises approximately 32,114 square feet of warehouse and office space plus an additional 5,000+ square feet of mezzanine space and was constructed in 1969 without an existing fire sprinkler system. The addendum clarifies that the warehouse ceiling height measures 21 feet 4 inches from the concrete floor to the bottom of metal roof decking and references an attached mezzanine floor plan (drawing A-3) for design purposes. The deadline for submitting questions was July 9, 2026, with the final addendum scheduled for issuance on July 10, 2026.
The addendum includes hydrant static and residual flow test data dated September 17, 2025, documenting pressure and flow information from two hydrant locations: Hawkins Avenue Hydrant HWKN-200 showing 60 PSI static and 55 PSI residual, and Hawkins Avenue Hydrant HWKN-209 showing 45 PSI flow and 1,244 gallons per minute. The sprinkler system must comply with North Carolina Code S-1 for non-separated mixed-use facilities and meet all federal, state, and local codes for fire protection and life safety. The project requires a retrofit installation including all necessary water supply connections and supporting infrastructure to deliver a complete, fully functional, code-compliant turn-key wet sprinkler system. Contact information for the Lee County procurement office is provided as 919-718-4605, extension 5495, or bkey@leecountync.gov.
