Grand Forks Repointing FY 22 Q & A

1. I see the 106 process must be completed before work begins. That can be a long process. Where is this project at in regards to that process or do you have any guesses as how long that would take? (NTP by July/Aug. or earlier?) Blanket Template Info- Process complete and work can begin from

NTP.

2. In SOW Section 5 Project Objectives, Quantities are given for Item 1-

Repointing 500 SF, but no quantities given on brick replacement except as needed, which can impacts pricing greatly. Who determines what is “as needed” or could you please quantify a defining factor for that so that the potential quantity can be covered in a quote? Give a price for just the re-pointing, replacing brick can be done in a change order.

3. In Item 2, is the approx. 550’ quantity the actual joint length quantity or the top of parapet around building where capstone sits distance? Yes

4. Please confirm the 700 LF is the actual mortar joint footage? Yes

5. Will the Property Manager be able to point out exact locations of areas cited in

Items 3, 7 and for Optional Bid at a pre bid site visit? Is it all in one area or all spread out? There are numerous areas on the building that need the replacement. We do not have the funding to do all of it. The 700 LF of repointing will be determined by the Property Manager and the expertise of the contractor.

6. Can Item 7 replacing “existing cracked and/or damaged caulking on the exterior wall areas” be quantified for bidding purposes besides as delineated by Property Manager? This caulking is in reference to the resealing of the capstone quantities (550 LF)

7. For the Optional Bid Item, please confirm the 100 LF will be measured as mortar joints? Yes Also, where will this additional footage be? Close to ground, hard area to access or reach with lift or swing stage, spread all over the place, etc? Please consider worst case scenario for this, most of this work will occur 12’ off the ground level.

8. Is a lab analysis of the mortar required, or just best match? If no testing, does govt want type O, N, S or other strength/type of mortar? (According to chart in

PB2 , it looks like should be O or N. The way it looks in pics, the previous tuckpointing may have been too hard or not permeable enough of a mortar currently in joint and is causing the spalling.) You are correct in your analysis. N would be preferred.

9. Are there any dwgs available of building or areas to assist in takeoffs/preparing quotes? Not at this time.

10. If not accessing interior of building for any reason, will the SAC and security screening still be required? No
