Sheet1
| Will AutoCAD as-built files be made available upon award of the project? If not, this will require a lot more work on the engineering side of the project for the design portion of the requirements. | Base Floor Plans will be provided. Systems Plans for Electrical, HVAC, will be provided for those that exist in that format |
| The provided documents do not mention anything dealing with the HVAC, or fire suppression for the areas of construction. Are we to leave the fire suppression and HVAC as is, or do we need to plan on including costs for these divisions as well? The office areas are being restructured so there may be requirements for fire suppression and/or HVAC balancing/supplies that could be affected that are not considered in the current plans. | Existing Systems shall be reutilized to the extent possible, with reocnfiguration of air terminal devices, temperature controls, and sprinkler heads to accommodate new floor plan and maintain code compliance. |
| The current rooms appear to have historic wood trim, do the new spaces all need to figure having historic wood trim to match the existing, or are we to figure all new vinyl cove base instead? Some areas have wood trim, some appeared to have vinyl cove, and some appeared to have wood trim with vinyl on top of it as well. | Vinyl Cove Base is permitted in the historic "Free Zone" which is the entirety of the second floor, EXCEPT the finshes facing the main corridor. Historic Base for the door in the break room facing the corridor will be furnished by GSA for cutting, painting and installation by contractor. Refer to Histroic Zone Plan. |
| If we do need to match historic trim, is there time figured into the design schedule for historic committee review? Usually the process adds a substantial amount of time when dealing with the historic review. | No Review is required. The areas affected are in an excepted zone per the Building Preservation Plan |
| Wall type 07 is called out on the plans for the LIT Support Room in work area 2, however this wall type is not shown in the specifications. Can we get details on what is to be included for wall type 07? | References to Wall Type WT-07 shall be replaced with Wall Type WT-05 |
| Wall type 05A is shown to have glazing in the wall panels, from the specs it appears that this glazing is only to be a 2’ tall panel located near the ceiling. Can you confirm that our understanding is correct on this please. | That is correct |
| In work area 2, with all of the walls being demolished and areas being laid out differently than what is currently in place, we will have to assume removing and replacing a majority of the carpet in this area to assure that the new area looks like a quality final product. In past projects, this is a necessary item to include as there is no way to know what is under the current walls and it is very difficult to transition/tie-in from broadloom to floor tiles for the new flooring. We wanted to make sure you were aware of these costs ahead of time as they may not have been budgeted for. | Work Area 2 shall be recarpeted with 2x2 carpet squares. Refer to the attached supplement for extend of new carpet. |
| How tall are the current walls that are to be demolished? We have had issues in the past with walls that call out to be demolished that are taller than assumed and are not planned for. | All partitions shall be assumed to be full height approx. 11' high. |
| In work area 2 in the Copy Room/Coffee Nook, are we to figure any new flooring or trim with the new casework in this room or not? | No new flooring or vinyl base is required in Copy Room / Coffee Nook |
| Work area 3 appears to have structural framing potentially in the areas that are to be demolished and re-framed. Can you confirm whether or not any of that area has structural framing that will need to be worked around? | There are no structural elements that need to be framed around. |
| Work area 3 also does not appear to show any demolition of the existing partition walls that are in this area to form the corner offices. Are awe to demolish any of these partition walls, or only the wall that is required to be removed in order to construct the new permanent wall? | The walls that exist in this area are modular furniture style, demountable partitions that shall be disassembled, salvaged removed by this contractor, to be moved to basement into storage. |
| The copy room near work area 3 shows to remove the existing casework uppers and lowers, as well as removal of the counter height outlets. Are we to figure any flooring replacement in this area, any wall patching or painting to cover existing outlets or results of demolition, or do we only perform the demolition and leave the room as is when demo is completed? | Demolition and new Work in the Copy Room shall be omitted. |
| There is also information in the millwork specification referencing MW02 Copy Room calling out new casework as well as plumbing for a new sink in this room. Are we to include this or are there no requirements for new casework in this break room? | Demolition and new Work in the Copy Room shall be omitted. |
| The existing ADP Room door that is to be infilled, are we to remove the door, trim, and frame to infill or just remove the door and infill? | Remove Door, frame and trim, and infil the entire opening. Turn over door slab, trim and hardware to GSA. |
| Door type 04B appears to have security requirements for the hardware, is the GC responsible for providing the service to make the security hardware function or do we only provide the hardware with the GSA responsible for keying of the doors and set up of the security system operations? Similar question for the other doors in the project, are we to provide keying services or will the GSA be responsible for getting the lock cylinders keyed on their own separate from this contract? | Contractor shall provide hardware to include lock cores and all associated rough-in devices, including but not limited to Conduit, wall boxes, etc. and powered hardware for the Physical Access Control System as described. GSA will provide wiring to the devices and integration to the Building Physical Access Control System. |
| Is the room finish schedule provided in addendum #2 the existing finishes or is that the requested new finishes? | Requested New Finishes |
| Are we to match the existing wood door & Base trim, or go to the hollow metal jambs and Vinyl Base? | Hollow Metal Jambs and Vinyl Base are allowed |
| If we are matching the wood Trim, are you able to provide me the profiles that are used so that we may provide pricing comparable? | Not Applicable |
| With some of the door infills there is going to be some Vinyl wall covering patching necessary. Do you guys have vinyl wall covering material that we will be able to patch with or will we have to provide that? | Contractor must provide new to approximate existing. |
| If we are providing that, do you happen to know what type of Vinyl wall covering it is so that we may price accordingly? | Vinyl Wall Covering and adhesive will be furnished by GSA, installed by contractor. |
| With the demolition of some interior walls, the carpet flooring is going to have to be replaced. To what extent is the carpet replacement expected? Full room? Or partial as necessary? | Work Area 2 shall be recarpeted with 2x2 carpet squares. Refer to the attached supplement for extent of new carpet. |
| You also Call out Window blinds in the Master Specifications. Are we supposed to replace the existing blinds? Or was that a roll over from a previous project? | Omit references to window blinds or shades |
| Is there any Mechanical necessary to provide specific heating and cooling in the new offices that are created? Or are all of the spaces set up on large work zones? | Contractor to ensure that rooms are rezoned as appropriate to provide proper ventilation. |
