1. PART 1 - GENERAL (cont.)

1.2 WORK SEQUENCE

A. All work sequences and construction phasing shall be verified upon award of the Project by the selected contractor.

B. The building's cooling needs must be met during the replacement of the chillers and pumps. During the summer months, the building's peak chilled water demand is met by two (2) chillers. The contractor shall plan the construction to maintain two (2) chillers and their corresponding pumps during the course of this project.

C. Prior to the removal and replacement of the chillers and pumps the contractors shall coordinate with the building's facilities group system shutdowns for the project. This includes electrical service for disconnecting and installing the equipment. The buildings facilities group shall sign-off on all proposed system shutdowns.

D. The chilled water plant should be initially shutdown to facilitate the replacement of the existing isolation valves at each chiller and each chilled water pump. This shutdown will require the draining of the chilled water piping from the pump room to the chillers. Once drained, the valves should be replaced and the system filled and purged. The contractor shall plan to do this initial step over a few weekends.

1.2 WORK SEQUENCE (cont.)

E. Once all the isolation valves have been replaced, the contractors shall direct their efforts to replacing the chillers and corresponding pumps one at a time. A chiller and its pump will be isolated and disconnected from the piping, controls, and electrical systems. The replacement chiller and pump will be installed and connected to the controls. When the equipment is installed, powered, and connected to the controls, the contractor will pressure test the connections and flush the portions of the piping affected by the replacements. Once the piping is flushed and tested, the new equipment will be energized and tested. Initial hydronic balancing will be done. The controls for the new equipment will be tested.

F. Repeat the step above for the remaining two (2) chillers.

G. Once all new chillers and pumps are installed a final balancing will be performed. A final balancing report will be issued for review.

1.2 WORK SEQUENCE (cont.)

H. The chilled water plant control sequences will be tested and confirmed.

I. Depending on the timing of the replacement, there is a possibility that one chiller and pump will meet the building's cooling requirements. If this is possible then two (2) chillers and their pumps may be replaced at one time. This process must be presented to the client to confirm feasibility of this approach.

J. Enlist a licensed professional engineer to perform delegated design services to verify existing structure and design and detail structure and structural connections.

K. Structural special inspections. Owner shall engage the independent special inspection agency.

Contractor to notify inspector of progress of construction and provide access to the site to complete inspections. Refer to structural documents for required structural testing and inspection notes.
