About this file
This document is a Janitorial Specifications template outlining cleaning service requirements for a leased federal facility. The contractor must provide all necessary labor, equipment, and supplies to maintain the facility according to a structured frequency schedule.
Three-day-per-week services (Monday, Wednesday, Friday during normal office hours 8:00 a.m.-4:00 p.m.) include trash removal with liner replacement, vacuuming of all carpets and hard surfaces including baseboards and edges, damp mopping of non-carpeted floors with chemical cleaner, disinfection of restroom fixtures and floors, fingerprint removal from glass and surfaces, and cleaning and disinfection of drinking fountains. Monthly tasks include dusting all surfaces and fixtures, cleaning interior and exterior window surfaces (weather permitting at 38 degrees and above), washing trash receptacles, descaling toilet bowls and urinals, and providing walk-off mats. Quarterly services require HVAC intake cleaning. Semi-annual carpet cleaning (April and October, after normal working hours) must be performed by professional cleaners certified as "Master Cleaners" by the Institute of Inspection Cleaning and Restoration Certification (IRCRC) using hot-water extraction methods. Annual work in October includes removal and washing of light fixture components (globes, reflectors, covers, diffusers, and plastic panels). As-needed services include replacing burned-out light bulbs and fluorescent tubes, cleaning entrance and exterior walks, removing snow and ice from entrances (6' x 6' areas), furnishing toilet supplies (tissue, soap, hand towels), and providing and installing trash bags.
