About this file
This document is a Janitorial Specifications sheet that outlines the cleaning and maintenance requirements for a leased federal facility. The contractor must provide all necessary labor, equipment, and supplies to perform janitorial services according to a defined frequency schedule during normal office hours (8:00 a.m. to 4:00 p.m.).
The service requirements are organized by frequency: Three days per week (Monday, Wednesday, and Friday) the contractor must perform trash removal with liner replacement, vacuum all carpets and hard surfaces including baseboards and edges, damp mop non-carpeted floors with chemical cleaner, disinfect all restroom fixtures and floors using environmentally friendly antibacterial products, remove fingerprints and smears from glass surfaces, and clean and disinfect drinking fountains. Monthly tasks include dusting all surfaces throughout the facility, cleaning interior and exterior windows (when weather permits above 38 degrees Fahrenheit), washing trash receptacles, descaling toilet bowls and urinals, and providing walk-off mats. Quarterly work requires cleaning HVAC intakes. Semi-annual professional carpet cleaning (April and October, after hours) must be performed by certified professionals with IRCRC "Master Cleaner" certification using hot-water extraction methods. Annual work (October) includes removing and washing light fixture globes, reflectors, covers, and diffusers. As-needed tasks include replacing burned-out light bulbs, cleaning entrance and exterior walkways, removing snow and ice from main and rear entrances (6' x 6'), and furnishing toilet supplies and trash bags.
