About this file
This is a Janitorial Specifications document that outlines cleaning and maintenance requirements for a leased federal facility. The contractor must provide all necessary labor, equipment, and supplies to perform janitorial services according to a tiered frequency schedule.
Three-times-weekly services during normal office hours (8:00 a.m. to 4:00 p.m.) on Monday, Wednesday, and Friday include trash removal with liner replacement, vacuuming of all carpeted and hard-surfaced floors, damp mopping of tile and vinyl areas, disinfection of restroom fixtures with environmentally friendly products, restroom supply furnishing, removal of fingerprints and smears from glass surfaces, and cleaning and disinfection of drinking fountains. Monthly tasks include dusting all surfaces throughout the facility, cleaning interior and exterior window surfaces (weather permitting at 38 degrees and above), washing trash receptacles, descaling toilet bowls and urinals, and providing and maintaining walk-off mats. Quarterly services require cleaning HVAC intakes. Semi-annual professional carpet cleaning must be performed in April and October after normal working hours by contractors certified as "Master Cleaners" by the Institute of Inspection Cleaning and Restoration Certification (IRCRC) using hot-water extraction methodology. Annual cleaning in October requires removal and washing of light fixture globes, reflectors, covers, diffusers, and plastic side panels. As-needed services include replacing burned-out light bulbs and fluorescent tubes, cleaning entrance and exterior walks, removing snow and ice from main and rear entrances (6' x 6' areas), furnishing toilet supplies, and providing and installing trash bags.
