About this file

This document is a tender specification for the USE Elevator Integration project at the US Embassy in Vienna, Austria, involving steel construction and glass façade work. The project includes designing and installing an elevator with a steel tower and glass façade over three floors, with specific requirements to meet the American Architectural Barriers Act (ABA) accessibility guidelines. The elevator will connect the garden level (basement), second floor (semi-public area), and second floor (private area), and will be constructed using thermally insulated aluminum profiles with solar control triple insulating glazing.

Key project details include a planned earliest start date of February 2, 2026, with a binding completion date of June 19, 2026. The façade will feature specifications such as a U-value of 1.0-1.1W/m²K, light transmission of 60-71%, and a g-value less than 0.4. The contractor must provide detailed structural calculations, workshop drawings, and comply with Austrian and American building standards. The project involves manufacturing and installing steel structures, hot-dip galvanizing, and creating mullion-transom façades with specific material and performance requirements, including thermal insulation, rain protection, and safety considerations.

LB-HB-022 Prices in EUR the entire work group at all times.

Safety instructions from supervisory personnel must be followed immediately. The number of workers that can be employed simultaneously on the project depends on the number of supervisory bodies and is determined by the client.

The regular working hours on the construction site are based on the security requirements of the embassy.

Previously, the following working hours applied: Monday to Friday from 08:00 to 17:00, provided the ambassador is in the office or not on site. Currently, as there is no ambassador in the building, the working hours are temporarily extended: Monday to Friday from 07:30 to 17:00.

Working hours may change at short notice when a new ambassador takes office. In addition, work must be suspended on American public holidays and on days when the ambassador is unexpectedly in the house or in the home office. In exceptional cases, if the ambassador is absent on an American holiday, work can be carried out in consultation with the local construction supervisor.

The following approach is therefore to be used for the invitation to tender:

• One American holiday per calendar month and two additional days for possible work-related interruptions must be scheduled.

All difficulties and restrictions resulting from the above safety-related regulations must be fully taken into account in the unit prices.

Additional claims due to resulting hindrances are excluded, unless the work interruption was expressly ordered by the client.

001677 Z SAM - Registration

Contracts with a gross contract value of US$ 30,000 or more must be registered in SAM (contract administration system= contractor register) before the contract is awarded.

001678 Z Winter work, bad weather

Bad weather or exceptional weather situations are not considered force majeure and therefore and therefore have no influence on

• the quality of execution of the work

• intermediate deadlines

• the completion dates (deadlines)

• the agreed prices

The offer price must include all necessary measures to ensure that the construction work can be completed professionally and on time in the summer and winter months as well as the warm and cold seasons and that there are no delays, including, for example

• Enclosures (incl. transportation, installation, assembly, dismantling, removal and disposal) with translucent, reinforced plastic sheeting including frames and fastenings.

• prrov. Equipment (transportation, installation, dismantling and removal of space heaters, transportable or stationary)

• De-icing and pre-heating of connecting surfaces, formwork and reinforcements including all heating costs

• all measures to produce the owed service and the associated expenses to ensure proper, professional and standard-compliant implementation, such as

The necessary protective measures must be communicated to the client regularly and without being asked.

All construction vehicles must be checked for soiling before leaving the construction site and cleaned if necessary. Any cleaning material left behind must also be professionally removed.

Contamination of the public ground caused by construction site operations must be removed on an ongoing basis, if necessary using street cleaning machines.

001688 Z Caulking, drilling and cutting work

Chiselling, drilling, cutting and grinding work may only be carried out on all components, in particular on load-bearing components, with the agreement of the client and its representative and, in particular in the case of chiselling, drilling and cutting work on load-bearing structures, only with the consent and approval of the structural engineer. The contractor is responsible for obtaining the approvals in good time. Entries in the construction diary or in the plans are mandatory.

A corresponding "application" must be submitted to the project structural engineer in advance for this caulking, drilling and cutting work.

The debris and other work material resulting from this work must be removed from the construction site immediately and continuously by the contractor and transported away.

The Contractor therefore waives the objection of late notification of defects.
