Remodel ICU – Tele (DM) Solicitation Number 36C26320R0070 Questions and Answers

Question: Can you confirm that there are 21 rooms that will be getting overhead lifts?

Answer: 19 single track lifts are shown on the drawings Question: The plans show single track linear systems but currently the VA has all “H” or “X, Y” track systems in the patient rooms. Are the plans correct or should we be quoting the room covering “H” track option?

Answer: Correct, single track per drawings.

Question: The plans also show every lift going into the bathroom. Is that still a requirement that needs to be included in the quote? Do you want every room to go into the bathroom or just the 1000lb rooms?

Answer: All rooms are 1000lbs as indicated on specifications, track as shown.

Question: How many 600lb systems vs 1000lb systems? Can you provide the room numbers for each type of system?

Answer: All rooms are 1000lbs as indicated on specifications, track as shown.

Question: Do you know the room numbers for the 1000lb systems?

Answer: All rooms are 1000lbs as indicated on specifications, track as shown.

Question: Do the rooms with 600lb systems need to be structurally ready for 1000lb motors? Meaning that all the overhead work would support 1000lbs, but the motor will be the 600lb model. So, in the future all you would have to do is swap the motor out if you wished to increase your 1000lb rooms.

Answer: All rooms are 1000lbs as indicated on specifications, track as shown.

Question: Is there somewhere on site that materials can safely be stored or will a storage trailer be needed?

Answer: All materials will be the responsibility of the contractor for storage. The Des Moines VA currently doesn’t have any space availability on-site at this time.

Question: Will installers be expected to work after hours or on the weekends?

Answer: Refer to notes J,K,L on sheet AE103, & work execution requirements in the specifications.

Question: The solicitation lists the project phasing as follows: Phase One: Demolish and renovate the 5th Floor for a new ICU Ward; Phase Two: Demolish and renovate the existing 3rd Floor space for the Telemetry Unit; Phase Three: Plumbing work on the 2nd and 4th Floor, and the Replacement of a Rooftop AHU unit to support the newly constructed spaces. This contradicts the drawings that state to fully complete each phase before moving on to the next phase. In order to fully complete phase 1 and phase 2, the plumbing work and AHU work associated with these phases must be completed concurrently. Please confirm the intent of Phase Three.

Answer: Drawings indicate 2 Phases with associated MEP work to be performed to complete each phase so that VA can occupy Phase 1 area when work begins on Phase 2. Phase 3 is not indicated on drawings.

Question: Sheet GI200 general phasing note I indicates sub-phases within each phase. Please clarify what these sub-phases are and their requirements.

Answer: Sub-phasing of work in occupied spaces shall be coordinated with COR to provide minimal impact to occupied spaces, requiring incremental MEP work and restoration on 2nd/4th floors.

Question: Sheet GI200 general phasing note F states areas will be vacated on the 2nd floor for work associated with this contract. Can this work be completed during normal working hours?

Answer: Areas of floors will be vacated to perform sub-phase/incremental work. Refer to notes J,K,L on sheet AE103 and specifications covering noise and vibration control still in effect when work occurs adjacent to areas still occupied and in use.

Question: Please confirm that the existing freight elevator can be utilized for demolition, material handling, etc. If acceptable, what is the cab size and where is this located in the building with respect to the scope of work areas within this contract?

Question: Note G on AD103 states that most of the existing partitions on the 5th floor are plaster with metal lath. Certain walls shown on the 3rd floor are also constructed with plaster finish using metal lath. Please provide the specific wall locations that are not plaster walls in order to properly price the demolition and any associated patching work.

Answer: For consistency of bidding purposes assume all walls are plaster and lath or drywall, whichever is higher cost.

Question: There is a general note throughout the drawings (for example General note A on MD103) that states "all existing piping, ductwork, sprinklers, conduit, lighting or other construction shall be relocated as required for all demolition and installation work." Please confirm that only those existing conditions that are shown to be removed are part of the scope of work. Existing conditions not shown on the drawings cannot be quantified for pricing purposes. Many of the areas within this contract scope of work were not accessible during the site walk due to either COVID restrictions or the presence of plaster ceilings. Will there be a follow up walkthrough for all bidders to view the existing above ceiling conditions?

Answer: Confirmed.

Question: Is this job tax exempt? If so, please provide the tax exemption ID number. If this job is not exempt, please provide the tax percentages to be utilized.
