4. What is the total tonnage of the chillers/towers and how many?

7 Chillers total 1-96 ton, 1-70 ton, 1-40 ton, 1-75 ton, 1-295 ton & 2-309 ton

5. What is the % steam condensate return? Approximately 70% condensate return.

6. We are unclear on what is required for the softeners and reverse osmosis equipment. Please explain the required service for this equipment other than chemistry testing? If repairs are needed for this equipment, will it be purchased outside of this contract?

The boiler plant dose its own repairs on the water softeners.

All purchase will outside of the contract. The plant currently purchases salt from Home Depot by the pallet for the softener system.

For the RO/DI system the HVAC Shop purchases the replacement filters and tanks (canister bottles) and currently plans on having these items available in our normal shop stock.

From the SOW:

The following are the expected operating parameters:

a. Chilled Water loop required to maintain 30% glycol.

b. Heating (hot) Water loop required to maintain 30% glycol.

c. Cooling Tower to have no more than 700ppm of calcium and alkalinity.

d. Boilers are expected to operate continuously or at random at 70% load.

e. Water softeners are required to operate at <0.3ppm total hardness.

The testing and analyzation should include testing for the following as applicable to the systems previously identified above:

1. Conductivity

2. Total Dissolved Solids

3. pH Balance

4. P/M Alkalinity

5. Calcium Hardness

6. Total Hardness

7. Iron

8. Copper

9. Dissolved Oxygen

Chemicals provided and/or stored on facility location will be required to have SDS sheets to accompany product and to be on hand for inspection purposes.

7. Can an approximate % chiller load for the winter and summer be provided?

80% Load for Summer 20% to 25% Load for Winter

8. Is there any existing equipment for the water treatment program such as chemical pumps, controllers, monitoring equipment, etc. that is owned by the VA and will be available for use in the new contract period?
