2. Contract Title. American Lake B85 Roofing
3. Background.
All four of the flat roofs on building 85 are in terrible condition. There are several small leaks throughout the year, and they haven't seen replacement in many years. Upon inspection of the roof by taking a core sample, we found three layers of roofing and completely saturated insulation underneath. The roofing is essentially doing nothing, and the concrete can't completely hold back the rainwater. These roofs need full roofing replacement.
4. Scope.
This work is restricted to the four flat roofs of building 85 at American Lake Veteran’s hospital. The tile roofing will not be repaired or modified in any way. The stages of this job are demo and disposal of old roofing and insulation, installation of new insulation and roofing, and leak testing upon completion.
5. Specific Tasks.
a) Remove all existing roofing material and insulation down to the cement deck. Dispose of the material properly.
b) Install new insulation with coverboard and ensure proper slope/taper for drainage.
c) Install new torch-down roofing according to manufacturer's instructions – ensuring to include all materials, flashings, sealants, fasteners, and accessories needed to meet installation requirements and ensure proper watertightness.

It shall be stored at the end of each day or at each break in such a way that patients have no ability to utilize it. Furthermore it shall be stored at each day’s end on the far side of the building so that it is not visible from the entry road to the building.
9. Other Pertinent Information or Special Considerations.
Observance of methods used, materials purchased, and pictures of each step of the job. Final inspection will use a water test with inspection of interior 24 hours following the test.
