Questions Building 200

1. Roof Age and Membrane Type: Could you please provide the installation date or membrane age?

The roof is original and was installed in 2011.

1. Scupper Involvement: The scope of work requires us to operate near or around two scuppers, which are the lowest point of the roof. Due to their proximity to the repair area and the amount of pooling water, it may be necessary to remove and replace the scuppers along with the new membrane, ensuring proper termination well above them. Are the scuppers included in the repair estimate, or are we trying to avoid these costs?

The scope of work does not include replacing the scuppers.

Insulation and Membrane Details:

1. What type and thickness of insulation is under the TPO membrane?

1. What is the brand and thickness of the membrane?

Evergaurd TPO is the brand. And estimated measurement is 80mil. However, this is an estimate only and the contractor must verify actual thickness and utilize all industry and general standards outlined in the RFQ to repair the leaks.

1. What is the substrate of the roof?

Building 200 has a metal bottom substrate.

Building 3 has a concrete substrate.

1. Surface Irregularities: Surface Irregularities: There is a noticeable bump in the middle of the repair area. Would it be preferable to address this by extending the repairs from wall to wall to smooth it out?

The scope of work and requirement is for a contractor to remove the water-damaged and soaked insulation and replace that insulation, along with the membrane itself in the repair area where leakages are occurring. Extending repairs from wall to wall or other areas beyond the repair area or areas of the roof other than those required to fix the leakages is not part of the scope of work.
