ATTACHMENT 1 – 653 ELEVATOR MAINTENANCE AND SERVICE

1. Is there a record of service logs we can get to see the conditions of the elevators?

All monthly check sheets and testing were in the equipment mechanical rooms during the site walk. The logs will be made available to the vendor who receives the award.

2. What changes were made from the previous contract to the current one?

Old contract didn’t specify annual and 5 yr full load test, new contract does.

3. During the course of the previous contract, were there any failures? If so, how many and for which elevators?

All elevators during the contract had emergency service calls put in; most were sensors, relays and switches. There has been a control board replaced in I believe Bldg. 1 S1 and a VFD card in Bldg.2 car A.

4. During the course of the previous contract, were there any high value items (above $1,000) that needed to be replaced by the contractor?

Yes, there has been control boards replaced and VFD cards

5. I noticed the POP start date on the SF1449 is actually before the solicitation due date so I assume this is an error and it is meant to be October 1st. That being said, will the incumbent be required to replace parts to correct all deficiencies found before October 1, 2024?

The elevators currently are in normal working order as seen during the site walk. It is expected that the contractor that will be awarded this contract makes all full maintenance, repairs, and inspections per the SOW upon acceptance. If Any of the Elevators are in a Fault or non-operational before the contractor is awarded then the contractor will not be liable for repair at their expense.

6. How many stops does each elevator have?

Building one S1&S2 has 6 stops including the basement.

Building one A&B has 5stops Building 2 has 3 stops Building 16 has 2 stops
