DEPARTMENT OF VETERANS AFFAIRS (VA)

The U.S. Government currently occupies clinical and related space in a building under a lease in Conroe, TX. The Government is considering a succeeding lease for a term of 5 (five) years 4 (four) years firm at the current location, but will consider alternative space if economically advantageous, otherwise the Government intends to pursue a sole source acquisition with the current Lessor. The square footage is for 39,221 rentable square feet (RSF)/35,572 ABOA with 210 on-site parking spaces. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements.

Location: To be considered, space must be within the following delineated area:

North: FM3083 Rd. W./FM3083 Rd. E.

East: Beach Airport Rd.

South: Loop 336

West: 105 to Loop 336

The attached map of the delineated area is provided for further clarification of the boundaries of the delineated area.

Offerors must provide evidence that properties are outside the 100-year flood plain.

Additional Requirements:

(1) Offered space will not be considered if located in close proximity to a property with incompatible uses, including but not limited to the following uses: liquor establishments, Cannabis dispensaries, drug and alcohol treatment centers, correctional facilities, establishments where firearms are sold/discharged, railroad tracks, or within flight paths.

(2) Offered space will not be considered if located in close proximity to residential neighborhoods or industrial areas.

(3) Space will not be considered where apartment space or other living quarters are located within the same building.

(4) Offered space must be located in close proximity to amenities including but not limited to restaurants, hotels, pharmacies, and shopping.

(5) Offered space must be compatible with VA’s intended use.

Term: 5 years, 4 years firm; as a full-service lease.

Expressions of Interest:

Expressions of Interest should include the following;

1. Building Name and Address Location

2. Specifications of space size - Rentable Square Foot (RSF)

3. Contact Information of Lessor or Lessor’s Representative (Name, Email and telephone number)

4. Interested Party MUST be registered and Active in SAM.gov; must provide Unique Entity ID Number (UEI)

5. Do not include pricing in this request.

THIS IS NOT A REQUEST FOR LEASE PROPOSAL
