Q2) Solicitation states in section:

5.1. Equipment Specifications: “Cooling Tower #3 - Marley Double stack style, not in use, scheduled to be replaced.”

A2• Is this cooling tower part of the RFP, or not?

Cooling tower #3 is not scheduled to be replaced. Chiller unit #3 is scheduled to be replaced within the year. As a result, chiller #3 will not be part of the RFP however cooling tower #3 will be.

Q3) Solicitation states in section:

5.2.1.3. Oil Sump:

- Change Oil if analysis is showing bad

- Gallons 9 required

• How many oil changes should be planned for?

A3a - Vendor should plan for one (1) oil change per year as this is an annual inspection and routine maintenance.

• Is the 9 gallons for the York or the Carrier?

A3b - The exact volume will need to be verified. This would apply to Carrier as the York is chiller #3 and is not part of this RFP.

• The Smardt chillers are oil free so we would only be taking oil samples from the other 3 chillers, correct?

A3c - Oil samples would only be taken from chillers 1 and 4 (both Carrier) as chiller #3 is not part of this RFP.

• Again, need model and serial info to confirm oil types and charges.

A3d - See table above Q4) Solicitation states in section:

5.2.1.4. Condenser:

- Brush Tubes

- Replace Anodes/Donut and Anode

• Is there an “A” Frame or Gantry Crane available for use to remove the heads A4 - There is a crane on site.

Q5) Solicitation states in section:

5.2.1.6. Leak Test Chiller:

- Refrigerant and oil analysis for acid content

- Sample refrigerant and oil for analysis next to inspection report.

• Are you wanting us to do a refrigerant sample in addition to oil analysis?

A5 - The intent is to inspect for refrigerant leaks as well as proper charge.

Q6) Solicitation states in section:

5.4 Cooling Tower Inspections:

Annual inspection requirements: Contractor shall perform annual stop inspection and minor maintenance on Cooling Tower 1, 2, 3, and 4.

• Please confirm if the unused tower that is scheduled for replacement is included or excluded from the solicitation?

A6a - All cooling towers are in use and are part of this RFP. Chiller unit #3 is not being used and will not be part of this RFP.

• Will the cooling tower be replaced during the contract period of this solicitation, where the price will have to reflect this?

A6b - The current target date is within the year to have chiller #3 replaced so it will be replaced within this contract period. However, inspection and maintenance will not be needed on this new unit so the price will not have to reflect this.

Q7) Solicitation states in section:

5.4.1.2 Fan

- Check Continuity

- Meg Motor windings/check for noise and vibration

- Check VFD connections

• Do they want us to use the augury tool, or just see if its vibrating?

A7 - Vibration analysis only.

Q8) Solicitation states in section:

5.4.1.7 Water dispensers up on top of cooling towers

- Check for proper clearances

- Check for proper water distribution

- Check and replace drift eliminators as necessary

• Replacing the drift eliminators is a major expense, certainly above $2500, what is the expectation of the solicitation?

A8 - Inspection only of drift eliminators if feasible. If they require replacing, notify COR before replacing or proceeding on any work related to replacing drift eliminators.

Q9) Can we have an extension for the proposal date?

A9 – There was no reason identified that supported the need for an extension.

Q10) Please provide the age, condition, and serial numbers of existing equipment.

A10 - Age unknown of all chillers. Overall condition is fair to good. Chiller #2 is newest chiller, replaced within last 5 years.

Q11) Is the maintenance contract up to date?

A11 - There is no existing maintenance contract.

Q12) When was the last scheduled annual inspection for each piece of equipment performed?

A12 - No annual inspection within last few years, or possibly ever.

Q13) We would like to have if available published manufacture specifications.

A13 - Not positive if we have electronic copies, however, hard copies can be provided on site.

Q14) We would like to have if available last 3 years of equipment modifications, replacements, or scheduled maintenance.

A14 - Nothing has been modified or replaced within the last 3 years.

Q15) Please provide list of chemicals associated with cooling towers, chillers, and boiler (corrosion inhibitors, algaecides, biocides, scale inhibitors, ph) A15 - Biocides, chlorine (algaecide), and scale inhibitors are used.

Q16) What ancillary minor equipment is included in maintenance contract?

A16 - Respective pumps, motors, couplings, gaskets, seals.

Q17) Please confirm chemical additives for cooling tower are not included in this contract.

A17 - Chemical additives are not included.

Q18) We would like to have if available last 2 annual reports for all equipment and list of grade/type of oil, refrigerant, or any other required chemicals.

A18 – This is not available.
