About this file

This document is an Exhibit B Agency Specific Requirements (ASR) for a Department of Veterans Affairs (VA) Ann Arbor Healthcare System office space lease proposal. The solicitation seeks approximately 16,429 ABOA square feet of contiguous office space within a specified area of Ann Arbor, Michigan, with a maximum of 22,179 rentable square feet. The space must include specific design and functional requirements, such as 90 dedicated parking spaces, multiple office configurations (shared offices, private offices, conference rooms, restrooms), and stringent security and information technology specifications. Key technical requirements include a dedicated IT room with advanced security features, VSS camera coverage, card reader access, and specific HVAC and electrical standards. The lease also mandates comprehensive janitorial services, periodic cleaning schedules, and provisions for guest WiFi installation. The anticipated lease commencement is around March 2025, with the space needing to meet ADA standards, achieve LEED Silver certification, and be located near amenities and transportation routes.
