Will the broker commission be credited to the shell rent and how is the total amount of credited devised?

As the VA does not have a broker, 1.14 was removed. As to Lease Section 1.07 ,The VA is not using a broker so there will be no broker fees. The VA does not pay broker fees.

7.Lease section 6.02- Are separate utility meters required in an existing building with other tenants? No, separate utility meters are not required. You will estimate the utilities as part of your submission of form 1217, LESSOR'S ANNUAL COST STATEMENT.

8.Lease section 6.03- if Lease section 6.02 is not required is 6.03 also not required? As to 6.03 , utility reports are not required to be submitted, but may be requested by the LCO. The Lease version of 6.02 that shall apply is as follows, 6.02 utilities (April 2011) as we are requiring a full service lease.

9.ASR Section H states Four, semi-trailer-accessible docks are required. The space needs to have an area with adequate turning radius/backup and access for semi-trucks. A sloped down ramp with semi access is required. A level ramp with lift capability is also required.

In reference to "A sloped ramp" does this indicate that the VA is requiring only one of the four semi docking ramps to be sloped, or does the VA want four sloped ramps? Four sloped ramps are not an issue, however, based on the concept layout, the compactors location will have to be on level ground. The VA is requiring all four docks to be able to receive a semi-trailer, so a sloped down ramp is only required if needed to meet the ASR's of unloading a semi-trailer at the dock. One dock will be suitable for a large trash compactor, one dock needs a lift that can go from semi-trailer dock height and lower, and two additional docks that are semi-trailer height.
