Question 1 - Sheet A-000, Note 93 states to patch floors, walls, hoist-way, and surfaces constituting final finishes.

Answer: This note refers to the new construction on the existing elevator platform and in the hoistway that includes demo, installation of conduit, new walls, doors, stair/landing and plus mounting equipment.

a. Question - Can you give us a square footage of brick, concrete flooring and hoist-way wall that are expected to be patched?

Answer: Whatever is removed should be patched.

b. Question - What requires painting besides the new walls?

Answer: Touch up anything showing in the lobbies from the replacement of elevator components.

Question 2 - Sheet A-001 Elevator Drawing Notes Number 22 calls for key operated independent service switch. Does this key switch required to receive a 5 pin best removable core and if so, will the government be responsible for keying this core to the existing master key system?

Answer: Provide the 5-pin removable core. The VA will provide the master key core.

Question 3 - Sheet A 101 detail 6, 2-hour door and frame and hardware to match existing. At the top of the new stairs in the new rated wall. There is not an existing door in this location. Is this a steel door with a welded frame w/o hospital stops, closure or spring hinges, lockable lockset with knurled handle to receive a 5 pin best removable core? Keying by Government?

Please provide door/frame schedule with hardware set. Will the door and frame be painted and if so, provide a paint color.

Answer: See sheet A-301 3D view. Provide a stairway, landing, and 2-hour rated steel door 3’- 0” x 7’-0” with HM frame. see specification 081113 1 Continuous Hinges x INTEGRAL HINGE GUARD CHANNEL

5-pin removable core. The VA will provide the master key core.

Question 4 - Sheet A101 Detail 6 calls for a 2-hour rated wall. Is this shaft wall construction with 1” gypsum shaft liner or standard metal stud framing with double layer of 5/8” fire code gyp on each side? Please provide a wall type and detail.

Answer: Double layer of 5/8” fire code gypsum board on each side for an elevator machine room

Question 5 - Is the certified Elevator Inspector the responsibility of the contractor, or the VA?

Answer: Contractor

Question 6 - A-001 Note 3 provide heating, air conditioning and ventilation. Sheet M-101 indicates Contractor is to use an existing terminal unit. Will this existing terminal unit provide the required heating/cooling and ventilation? Is a pre tab and post TAB required?

Answer: Yes. Provide post tab only.

Question 7 - Sheet M -101 Mechanical notes 5 Program existing BMS. What software is the existing BMS and what vendor maintains this software?

Answer: Siemens or Allerton

Question 8 - Sheet M-101 Mechanical note 6. Connect existing drainpipe to sump and verify flow. Does the government feel that the existing pipe is compromised, and the Contractor will need to camera and clear the blockages in the existing pipe to achieve flow?

Answer: The AE has reviewed this requirement and recommend the following change:

1. Demolish 2” pipe to the foundation wall. Cap pipe at and seal pipe penetration. Abandon the remaining buried line.

2. Provide discharge piping to outside of Building.

Question 9 - Sheet M- 101 Mechanical note 7. Sprinkler Contractor is to provide a shut off valve with an indicator that flashes if closed. Can a wiring diagram be provided to indicate normal or emergency power, circuit to be used, panel location, voltage of light etc?

Answer: Provide valve with tamper switch and tie into the exiting Simplex Fire Alarm System.

Question 10 - Sheet M-101 detail 3 indicates a sump pit. Is this an existing sump pit or will contractor need to construct sump pit if so, provide details including safety grate? Is pump to have high level alarm and if so, will this be a local alarm or incorporated to the BAS?

Answer: Sump pit is existing. Yes, Local alarm.

Question 11 - M-101 Mechanical note 2. Calls for core drilling/saw cutting. Do these areas need to be scanned for rebar and or electrical conduits?

Answer: Delete M-101 Mechanical note 2.

Question 12 - M-101 Detail 1 “demolish existing louver seal penetration and match existing” A 301 detail 1 “block vent” A101 detail 6 Block Vent above platform near top of this wall provide continuous bead of sealant and mechanically fasten to cover existing vent” Notes seem to contradict each other. Can clarification be provided? Should contractor bid blanking off vent on inside of mechanical room with metal and caulking or price a lift and/or scaffolding to infill opening with brick on the exterior? Can a more detailed section of this area be provided?

Answer: Proceed with direction on A101.

Question 13 - A001 Elevator Notes number 7. Please clarify 270 POP will not start until all materials are onsite or will POP be decreased to account for submittal timeline?

Answer: Delete A-001 Elevator Note 7.

Question 14 - A001 Elevator draining note 35 indicates new flooring in the cab. Did not see a reference in the drawings on what type of flooring is to be used. Sheet A401 detail 6 calls for a snap cab modified. What is modified and does this snap cab include flooring?

Answer: See specifications 142626, 142700 and 096519

Question 15 - A-001 Elevator Drawing Notes number 25 indicates there is a new motorized damper at top of hoist way tied into the smoke detector. How is this to be tied into the existing fire alarm system? M-101 does not have a damper schedule to indicate the size of the damper.

Can a detail be provided to show damper location and size? Is this damper to be in exterior wall or roof? Details especially flashings are needed.

Answer: Please follow Fire Alarm manufacturer’s instructions for motorized damper. Provide a new damper to match existing size. Damper shall be at the hoistway opening. Note 25 indicates the control sequence.

Question 16 - A101 detail 6 calls for new construction. Are any of these areas to receive paint?

Answer: Yes, paint to match adjacent walls.

Question 17 - A101 detail 4 Penthouse floor demo - there is a note to remove 1945 Dover power unit and equipment pad. Are there provisions already incorporated in the existing building construction that will allow for the removal of this equipment or will Contractor need to remove and reinstall part of the building envelope to accomplish this task?

Answer: Elevator contractor to determine their means and methods

Question 18 - A301 drawings indicate new steel stairs. Detail 1 shows two sets. Other details only indicate one set need clarification. Are treads to be solid diamond plate or expanded metal? Are stairs galvanized, primed, or painted?

Answer: One set of new steps and landing to elevator machine room see specification 055100.

Question 19 - A301 detail 1 shows a fire extinguisher cabinet. Will contractor be providing cabinet and government be providing the fire extinguisher? What is the mounting height of the fire extinguisher cabinet?

Answer: VA to provide fire extinguisher cabinet and contractor will install.

Question 20 - Can a light fixture legend be provided?

Answer: Follow requirements of Drawing E-101.

Question 21 - Can an existing riser diagram and panel schedule be provided to indicate where power will be available?

Answer: See attached one line diagram from previous electrical upgrade project. (Drawing E005-ES-400 Riser NC Main Street)

Question 22 - Can the VA verify the code year of compliance for the elevator equipment?

Answer: ASME 17.1 (2013)

Question 23 - Can the VA confirm the load rating from the existing elevator machine room platform to outside of the building route? Our assumption is that addition shoring is not required to bring in and out the elevator equipment.

Answer: Pads may be required to spread the load. Elevator contractor to determine their means and methods.
