Scope of work

Replace existing 30 Ton Air Cooled chiller at building 2 and building 37 Project 516-22-128

Replace existing 30-ton air cooled chiller and chilled water pump assembly currently located at Bay Pines building 2 and 37.

Work shall include but not limited to removal of existing chiller, pump package, piping, electric disconnects and temperature controls. Recover and disposal of refrigerant, removal of existing anchors imbedded in concrete pad, grouting of all cracks and openings in concrete and preparation of concrete slab to accept new chiller.

Isolate existing chilled water supply and return piping at chiller, drain system, remove all existing supply/return piping serving chiller to a point at wall leading to crawlspace/building and provide new supply and return chilled water connections.

Remove and dispose of existing electric disconnects and all electric wiring leading to chillers.

Set and secure new chiller on existing slab. Installed new isolation valves. Install new piping valves at chiller including new strainers, air separators, pot feeders, valves, pressure, and temperature gauges. Building 2 has two sets of chilled water piping (supply and return) 4 pipes entering building.

Furnish and install new primary electrical service disconnects, wiring and breakers sized for new chiller. Replace existing 120V service receptacle and conduit at building 2 and install new service receptable and conduit at building 37. Building 37 shall be connected to existing panel within building with new 20amp breaker. (approximately 75 ft. conduit and wiring) Connect chillers and pumps to existing building controls.

Connect existing domestic water to new pumps and existing pot-feeder.

Insulated all chilled water piping and wrap with aluminum jacketing, provide new piping supports.

Pressure test all new piping and flush/clean all new piping. Provide temporary strainers to protect existing building chilled water system from contaminants. Refill new and existing chilled water lines and bleed air from complete system.

Provided factory start-up, commissioning and training for new chillers, pumps, disconnects and automatic temperature controls. Provided record engineering drawings and operation/maintenance manuals for project.

All work shall be performed during off hours preferably a holiday weekend or beginning Friday afternoon until Monday morning.

Unit must be operational and tested before Monday morning at 7am or next day following holiday weekend.
