1. Can we get a layout of the building, the number of floors, and the system so that we can see the layout and how that will affect our inspection process? If we cannot get files, can we get a description of square footage per floor?

The building is 11 floors, including 1 ground floor, 9 clinical/administrative floors, and 1 mechanical floor.

2. The contract does not address monitoring. Will we be responsible for monitoring? Who is the current monitoring service?

Monitoring is not a part of the SOW or requirement for this contract.

3. What month is the annual inspection for the sprinklers, fire pumps, standpipes, and fire alarm due?

3/31/24 +/- 30 days

4. Will we be provided with the last annual inspection reports?

These can be provided to the awardee.

5. Are there currently any deficiencies in any of the systems?

Yes, there is currently one deficiency.

6. On page 15 of the solicitation, it states that ‘’Subcontractor will not be used under this contract unless authorized and approved by the CO.’’, could you please let us know how we can get the authorization?

Subcontractors should be approved by the COR.

7. Are you wanting reports specifically designed for TJC, DNV etc.?

Reports should be designed for TJC.

8. How many buildings are involved?

One.

9. Do you have current inspection reports that we can review?

Yes – these can be provided to the awardee.

10. How many wet sprinkler systems?

2 systems: 1 pump in the sub-basement and 1 pump behind the BRC elevators on the ground floor.

11. How many PIVs are included?

2 PIVs currently chained and locked in lieu of fire alarm monitoring.

12. Standpipes, wet or dry or combination?

11 wet standpipes

13. 21 Fire Panels, are these networked or standalone?

The list of 21 is misleading, as the EST3 panel we use counts every Annunciator display as a panel. They are all networked, but of the 21 panels, only 5 are nodes with cards that distribute to devices.

14. Do you want these monitored or are they already?

Monitoring is not a part of the SOW or requirement for this contract.

15. What kind of access issues are present? Time of day, lift or ladder required.

A 6 ft ladder should be required of any visiting testing agent, other ladders to be provided by facility. Active alarm testing of annunciation devise and door release need to be tested after-hours.

16. Elevator Recall Functional Testing?

Elevator Recall Functional Testing is not a part of the SOW or requirement.

17. Will you coordinate Elevator, HVAC companies if needed?

Our shop coordinates with Facilities Engineering to arrange elevator technicians to be on site, BUT we need 1 week lead time on when the testing agent wishes to test elevators.

18. You have listed a few repair or replace items, we don’t usually price these as part of an inspection.

Okay.

19. Are the dry / pre action systems due for 3-year full trip testing?

I do not know. That said, any testing with a periodicity in excess of 1 year (such as the 5-year stand pipe testing) is handled outside of the scope of this contract, so that this contract remains consistent from year to year.

20. Do your fire pumps have test headers to allow for full flow testing?

Yes for both pumps.

21. Due Dates Available by System and Building?

3/31/24 +/- 30 days
