QUESTION VA RESPONSE

Q1

There is not any clear information in architectural AD102-106 / Demolition and A101-105/ New Work Plans regarding the floor finishes of bathroom areas.

Please confirm that floor finishes of bathrooms will be replaced with new tiles in line with A602- 603 / Finish Schedules.

Yes. Refer to drawings AI101-AI105 for new flooring information, along with A602-A603.

Q2

In A602-603 / Finish Schedules, walls of the toilet and bathroom areas are indicated as "Paint".

On the other hand, in A401- 402/Enlarged Elevations, both existing and new tiles are drawn together with paint finishes.

Please confirm that, some of the existing wall tiles will not be replaced and A401-402/Enlarged Elevations are correct and should be followed to determine new tile areas.

Yes. Paint above all wall tile wainscot.

Q3

There is a confusion between the

BLDG-148 POD 'A' DEMO

FLOOR PLAN and BLDG-148

FLOOR PLAN POD A - NEW

WORK drawings. Could you please clarify before the new flooring installation, if existing flooring will be demolished or not? (The A Building is just an example of this situation. All other building drawings requires same clarification.)

See specs 090516. Existing flooring will be removed prior to installation of new flooring.

Q4

There is no information or notes on the drawings regarding the painting requirements of the rooms except the A602-A603

ROOM FINISH SCHEDULE.

Could you please clarify us if Painting of the rooms is in our scope?

Yes.

Q5

There is a confusion between the finish schedule and drawings

(BLDG-148 DEMO RCP POD 'A'-

BLDG-148 RCP POD A -NEW

WORK ) Could you please confirm the renovation of the Ceiling is just for the lounges the A-B-C-D building? As shown with dashed lines on demo RCP plans?

Yes.

Q6

Please clarify "ALT-3" remark indicated for some of the toilets in A602-603 Finish schedules (exp:

A101-102, B101-102, C101-102, etc.)

ALT-3 should read N.I.C. on A602 & A603.

Q7

In A603 /Finish Schedule, most of the ceiling in POD-S are indicated as AT-1 (Armstrong Acoustical Tile) On the other hand, in AD115/POD-S Demo RCP and A115/POD New Work RCP, only few rooms are indicated with new ceiling tiles.

Please clarify new ceiling works for POD-S and confirm that A603 /Finish Schedule is correct and should be followed.

Replace all ceiling indicated to be removed on AD115. Replace where necessary to cut and patch existing if damaged during construction or installing new light fixtures.

Q8 There is not any clear information in A102-106/New Work Plans about wallbases. Please inform if all the wallbases will be removed and replaced with the types indicated in in A602 and A603/Finish Schedules at "Base" column (RB, PT-1, etc)

Where new flooring is being installed, install new wall base as a rule, per the finish schedule. See AI101-AI105 drawings for new flooring finishes.

Q9

When compared with A602- 603/Finish Schedules, A102- 106/New Work Plans indicate limited architectural works for walls-ceiling-floors-bases. For example wall paints-wall bases indicated in A602-603/Finish Schedules are not noted in New Work Plans. Please confirm that for all architectural new works/materials, A602-603/Finish Schedules are correct and should be followed.

A602/A603 Finish Schedules are correct.

Replace references to EXISTING TILE with NEW TILE above elevations on A401.

Replace finishes as indicated on the Finish Schedules and Interior Elevations. Replace only ceilings indicated to be removed on demolition drawings, or replace ceilings where necessary to cut and patch existing if damaged during construction. On A102 thru A106, Key Note 1 should read "PROVIDE

The scope of mold remediation works is not clearly defined in 02 85 00 specification. Please provide "Microbial Assessment Survey" referred in 02 85 00 - Mold Remediation specification (Section 1.3.1 / 1.3.1.c/ 1.3.1.e, etc) in order to clarify the scope and provide information regarding extend of mold remediation works.

None was discovered at the time of the contract documents preparation, except for a limited amount in flooring of B pod, D pod and S pod as well as S-129 and S-130 as described in the 028500, 1.3.1. If still present or discovered at bid time, follow the required actions given in the specification section.

Q12

In A102-106/New Work Plans, corner guards are noted in General Notes-Item G for wall protection. However in spec. 10 26 00-Wall & Door Protection/Sect. 2.3 and A604/Basis-of-Design sheet, combined wall protection system is defined including sheet cladding, wallbase trim, wainscot trim and vertical corner trim.

Please clarify if combined protection system will be applied (WP-1-2-3-4) for the corridors and advise for the required height of WP-1/Rigid Wall Protection sheet and WP-4/corner trim.

Corner Guards are to be 3'-6" and only combined with sheet cladding, wall base trim in the lounges as shown in the elevations on A404. Similar in Pods A, B, C and D.

Removal of these mold/moisture impacted materials shall be included in the base bid scope of work. Due to the extended period between the initial survey and the construction phase of the project, the conditions observed during the initial survey performed in 2020 may have changed (e.g., some areas may have been remediated, additional areas may have been impacted, etc.). Immediately upon award of the contract, the Contractor shall prepare a preliminary visual assessment report to document the differences in the pre-remediation condition of the work areas as compared to the findings from the initial survey performed in 2020 – please refer to the specification section 02 85 00, 1.3.1.
