BLDG 101 LINE
Secondary Chilled Water Pump Control (Bldgs 1, 2, 17, 18, 19 & 22) 595-03-101, HVAC Deficiencies Chilled Water System Corrections, H1, 15 October 2003
1. Each secondary CHW pump shall be sequenced in an alternating lead/standby arrangement.
2. On a call from ECC for CHW flow, lead secondary CHW pump shall energize. The pump speed shall vary to maintain a system differential setpoint as sensed by the differential pressure sensor located in the building secondary system. The differential pressure sensor shall be located out in the building secondary CHW loop shall send a signal to VFD controller based on the differential pressure across SCWS and SCWR piping. The remote transmitter shall be located in the secondary loop where the greatest pressure is required.
3. Pump speed shall not reduce below 30% (adj.). When the speed falls to 30%, bypass valve V-2 shall slowly modulate to maintain the DPS setpoint.
4. CHW control valve V-1 shall modulate to maintain a CHW temp of 44 degF (adj.) as sensed by temperature sensor T-1.
5. Other temperature sensors shall indicate chilled water temperature on operators terminal.
Ice Storage Plant System General Operation Description 595-11-131, Thermal Storage for Chiller Plant, MI-001, 07/18/2016
1. Ice on pipe internal melt VPF (variable-primary flow):
Three (3) RTAC air-cooled chillers upstream of ice storage tanks, two (2) variable secondary loop manifolded pumps, and pump skid with: four (4) variable primary flow manifolded N+1 pumps, chiller minimum flow bypass valve, heat exchanger
2. Operation narrative:
The existing chilled water plant will remain the primary cooling entity in the system. It will be controlled via the existing Tracer Summit system with new supervisory control via the new Tracer ES system. The existing plant's system will be re-commissioned to operate against the original design criteria, and will be ported to the Tracer ES system to provide a single-seat graphics, dashboards and reports for both plant's operations.
3. Normal operation:
The load of the central plant will be monitored at all times. During adjustable daytime operation windows, the central plant will call for an ice plant cooling contribution to the facility in order to either reduce the central cooling plant from two-chiller to one-chiller operation, from a full load to a more efficient part-load status, or to totally supplant a single chiller at low part load operation. The logic to make the determination of when and at what setpoints these transitions will take place will be addressable from the web-based graphical interface. Trane will work with the engineer and owner through the commissioning period to clarify the setpoints, timing, and mode transition triggers to maximize the operational benefits of the mode transfers.
4. Emergency operation:
The variable temperature and flows of the ice plant to the heat exchanger will allow various rates of load shaving to be performed on the return water flow to the central plant. The level of load impact and target central plant return water temperatures will likewise be calculated by the Tracer ES system. The target resultant is a reduced net energy cost and a reduction in peak loads.
Central Chiller Plant Operation 595-15-203, Chiller Replacement, M-801, 10-06-2017
1. Chiller
a. Chillers 10-CH-1 and 10-CH-2 are to be on a lead-lag control to have approximate equal run time. Each week, the lead chiller designation shall change.
b. Upon the chilled water plant being enabled and the centrifugal chillers being active by the above mode control table, the evaporator chilled water isolation valve (ZC-1 or ZC-3, to match lead chiller) shall be commanded to open.
c. After the primary chilled water pump has started and is under differential pressure speed control, the chiller start cycle shall continue. The lead condenser water pump shall start and the cooling towers shall be started as described below.
d. After the chiller controller has established the condenser water and chilled water flow, the chiller shall start under its self-contained control system.
e. A single chiller shall be allowed to run for the first five minutes after initiation of the central chiller plant. After this period, the lag chiller shall be turned on based on distribution water flow of the plant as measured by FT-1.
f. When flow FT-1 exceeds 1,350 gpm, the lag chilled water pump shall be added as described in the primary chilled water pump control.
g. When the lag water pump is under differential pressure control and the lag chiller isolation valves are open, the startup sequence for the chiller shall continue.
h. The lag condenser water pump and an additional cooling tower shall be energized.
i. After the lag chiller controller has established the condenser water and chilled water flow, the chiller shall start under its self-contained control system.
2. Cooling Towers
a. The number of closed circuit cooling towers (each tower has multiple cells) is as follows:
i. One chiller operating - two towers
ii. Two chillers operating - three towers
b. Upon tower start up: the condenser water flow isolation valve shall open; the tower circulation pumps shall energize and the fans of the tower shall be controlled as described below.
c. Cooling tower fan control:
i. When the cooling tower basin temperature rises to 2 degrees F above the current tower leaving water setpoint, the cooling tower lead tower fan shall be turned on at minimum speed and the control loop shall be enabled.
1. The cooling tower fan speed shall be modulated to maintain the desired cooling tower leaving water temperature.
2. When the operating fan(s) are operating at 40 percent speed an additional fan shall be enabled and controlled at the same speed as the operating fans until all active cooling tower cell fans are enabled.
3. When operating fans are running at minimum speed of 30% full speed and the tower supply water temperature is 5 degrees F below the current tower leaving water setpoint, the most lag tower fan shall be turned off.
4. Cooling tower fans shall have 5 minute minimum on and off time delays.
5. Cooling tower fan sequence shall be rotated on a 7 day basis to equalize fan run time.
d. Cooling tower leaving water setpoint optimization
i. The chiller plant control system shall calculate the optimal tower setpoint at any chiller(s) load and ambient wet bulb. The chiller plant control system shall provide as an output a leaving tower water temperature setpoint.
ii. Optimal performance is defined as the lowest total kW input consumed by both chiller(s) plus cooling tower(s) while maintaining chilled water setpoint.
iii. As part of the BMS/ATC contractor's letter of specification compliance (to be submitted 10 days prior to the scheduled bid date), provide optimal setpoint and estimated chiller + tower power (kW) for the following load and ambient conditions:
1. Chiller Load 100% Full Load, Wet Bulb 78 deg F, Tower Setpoint -- deg F, Chiller + Tower Power - kW
2. Chiller Load 75% Full Load, Wet Bulb 74 deg F, Tower Setpoint -- deg F, Chiller + Tower Power - kW
3. Chiller Load 50% Full Load, Wet Bulb 70 deg F, Tower Setpoint -- deg F, Chiller + Tower Power - kW
4. Chiller Load 50% Full Load, Wet Bulb 60 deg F, Tower Setpoint -- deg F, Chiller + Tower Power - kW
5. Chiller Load 25% Full Load, Wet Bulb 66 deg F, Tower Setpoint -- deg F, Chiller + Tower Power - kW
iv. At all times the tower leaving setpoint shall be limited within the high and low values specific to the chiller(s) being supplied as specified by the chiller manufacturer.
e. The chiller plant control system shall include a chiller/cooling tower optimization routine. As a minimum, the following chiller and tower characteristics shall be used in the optimization routine.
i. Chiller type (per chiller)
ii. Chiller full load efficiency (kW/ton)
iii. Chiller part load performance (kW/ton) (efficiencies from 100-10% in 10% increments)
iv. Chiller condenser water flow rate
v. Tower type (per tower)
