Statement of Work

James J Peters Veterans Affairs Medical Center Replace Abandoned HVAC on 2B Roof Background: The Main Building of the James J. Peters Veterans Affairs Medical Center, 130 West Kingsbridge Road, Bronx, New York 10468 is currently seeking a demolition and removal of abandoned HVAC equipment on the roof of the 2B laboratories, plus the repair and replacement of the mushroom cap on the same roof. This work will include a demolition and removal as well as a sealing of the roof and various pitch pockets, where necessary.

The intention is to come on-site to remove and demolish the HVAC equipment that has been abandoned for 30+ years. This abandoned equipment often allows water to run inside the building and backwards into the HVAC equipment flooding the 2B laboratories. There is one set of HVAC equipment to be removed. Once removed, the remaining curb(s) will be properly flashed into the field of the roof and the surrounding roof field will be waterproofed, utilizing materials from The Garland Company. Any unforeseen conditions, once the unit is removed, is to be brought directly to the attention of the owner, who will determine (with the Garland manufacturers representative) if any additional work will be needed to ensure a watertight condition.

In addition to the removal and sealing of the abandoned HVAC equipment, there is also a mushroom cap that flew off in a recent rainstorm. There was a patch to cover the hole left behind by the removal of this cap, and the intention is to have the cap replaced with a very similar cap that allows for the ventilation function of the 2B laboratories. This includes any additional work associated with reconnecting the cap to ensure the ventilation system works properly, and any flashing repairs are done to create a watertight condition.

A water test will be required, by the contractor, surrounding the HVAC equipment area (approximate 6’ around the perimeter) to ensure the water proofing materials are functioning properly. The water test will consist of providing a barrier of some sort, filling the guarded area with at least 1-inch of standing water, and have it stand for a minimum of 24 hours. The contractor will need to be on-site for a minimum of 8 hours of testing. A COR will sign off on a completed water test.

This work will be considered complete when the ventilation system is tested, works successfully and a watertight condition is achieved.

All debris shall be removed from the site, in accordance to building owner policy and procedures. Locations for contractors’ material storage, dumpsters, cranes, etc. shall be determined by the CO, COR, and contractor. The materials should be removed off-site and shall include a sanitation ticket to ensure its removal was safe.
