Roof membrane Replacement Restoration, Maintenance, and Repair Services for Building 47 and Flat Roofs VA St. Petersburg Regional Office 9500 Bay Pines Blvd, St. Petersburg, FL 33744
1.0 SCOPE OF WORK
The general scope of this project is to replace existing roof membrane systems on Building 47 roof and replace or provide roof repair. Provide everything required to complete the work as listed on the Scope and specified herein. Where additional instruction is required, work shall be as directed by the Inspector. Work includes installation of membrane roofing, insulation board, sub flooring, flashing, scuppers, vents, connectors, and related materials. Contractor will provide skilled, trained, experienced and competent workers to complete the work as specified. All work shall be completed in accordance with state and local building codes and manufacturer’s instructions.
2.0 OBJECTIVE
The purpose of this statement of work is to define the requirements and procedures of a building roof membrane restoration, and leak repair management program for building 47 at the VA Regional Office. The Contractor is responsible to become familiar with the building 47 contract requirements and demonstrate the ability to assume the responsibility for the maintenance and repair of:
Approximately 15,000 square feet of roofing area.
In addition to the maintenance functions described within this SOW, the Contractor must demonstrate the ability to perform and accept responsibility as the design-build general contractor for task orders for roof replacements, restorations, and maintenance activities.
3.0 DESCRIPTION OF WORK
Except as otherwise expressly provided herein, Contractor shall supply all adequate and competent labor, supervision, tools, equipment, installed and consumable materials, services, testing devices, warehousing and each item of expense necessary for the supply, field erection, application, handling, hauling, unloading and receiving, installation, construction, demolition, assembly, evaluation, and quality assurance as applicable for the complete repairs of building 47.
The Work for Roof Repairs described in the Statement of Work shall include, but not be limited to, the following:
Mobilization, site preparation, removal of damaged roofing materials, installation of vents or valves to air-out damaged roof as required, installation of new Thermoplastic
Polyolefin Membrane (TPO) and liquid membrane roofing systems, loading of sanitary/industrial and Low-Level Waste (LLW) into containers, work area restoration, and demobilization.
Have on hand adequately sized waterproof tarps or covers to protect exposed roof in the event of inclement weather. Securely attach tarps or covers to prevent wind, rain, snow or other weather-related condition from dislodging coverings.
We would highly recommend using 60 mil, TPO single ply membrane. TPO is being used over 80% of the commercial roofs at this time in Florida. EPDM is an inferior product in Florida compared to TPO (Thermoplastic Polyolefin) single ply.
The existing edge metal is a heavy gauge aluminum called Hickman system. This a factory manufactured copping cap that will hold up much longer in the salt air and in general compared to galvanized. We recommend re-utilizing the existing aluminum copping cap for two main reasons. It will last longer and cost effective for the VA.
Contractor shall be responsible for repairing at Contractor’s expense, any damage caused by Contractor’s failure to install, secure, and adequately maintain roof protection during construction period.
4.0 QUALITY STANDARDS
A. Provide skilled, trained, experienced and competent workers to complete the work as specified.
• Sufficient in number for the work and time schedule.
B. All work shall be completed in accordance with state and local building codes and manufacturer’s instructions.
C. Install waterproof roofing membrane per manufacturer’s instructions on low pitched roof less than 4” rise in 12’ of run.
· Scuppers shall be properly flashed to prevent water infiltration.
• Roof shall be pitched toward scupper(s) to allow for proper drainage.
• Scuppers shall be installed in sufficient quantity and sized to adequately drain water from roof.
