About this file

This is a Scope of Work document for an Invitation for Bid (IFB) issued by the State of Utah Division of Purchasing on behalf of the Division of State Parks for the procurement and delivery of one fully finished, "dry" pre-built cabin designated AM26-57. The cabin must be a turn-key structure with dimensions of 12' to 14' wide by 20' to 30' in length, designed to accommodate 5-6 person sleeping capacity with an integrated front covered porch and single entry door. The structure must feature a center pitch metal roof in green, wood siding with mid-to-dark tone stain on the exterior, and a fully finished interior with light-toned wood siding. The cabin requires full insulation suitable for mid-altitude climates, a wall-mounted HVAC unit (PTAC or Mini-split) pre-installed and wired, standard electrical panel with dedicated outlets, and LED interior lighting. No bathroom or plumbing fixtures are required. The project includes professional transport and precision placement on a prepared pad, with delivery completion required no later than June 20, 2026. A mandatory site visit is not required, and the award will be made to the lowest cost responsive and responsible vendor.

The procurement methodology is lowest cost, and vendors must guarantee pricing through project completion. Pad preparation consisting of gravel or concrete will be completed by the end user prior to delivery. The cabin must meet or exceed Utah Mountain Zone snow load requirements of a minimum 90+ lbs/sq. ft. for Wasatch County, ensuring structural compliance with regional environmental conditions. The scope specifies an open floor plan to accommodate bunks or lofts and includes a dedicated kitchenette area with space for a small refrigerator and microwave, with exterior junction box or pylon connection for plug-and-play site setup.
