The warehouse location is used for all commodities, including water, meals, cots, blankets, plastic sheeting, tarps, and other items. The ceiling area is slightly vaulted, with the lowest ceiling height obstacle being the sprinkler piping, which is approximately 30’-0” and ceiling mounted sprinklers above the floor. The warehouse portion of the location for racking totals ≈61,000 square feet with an estimated area of 61,000 square feet for installation for a minimum of 10,378 pallet positions. Final racking position layout and pallet position shall be approved by the Government. The Lessor shall provide all material and services to include but not limited to:

1. The installation of double deep and single deep selective racking, maximizing space while meeting seismic height and weight requirements.

• Capacity for the rack system must be designed for maximum 2600 lbs per pallet (Not including load beam error margin).

o Capacity for 102”W beams is 5200 lb per pair, UDL.

o Capacity for 144”W beams is 7800 lb per pair, UDL.

• Storage level heights from floor for 3 level rack, Type A:

o 1st beam level at 12” (No product will be stored on the floor. Floor level storage will be on load beams with room for forklift outriggers to go underneath).

o 2nd beam level at 124” o 3rd beam level at 236”

• Storage level heights from floor for 5 level rack, Type B and B1:

o 1st beam level at 12” (No product will be stored on the floor. Floor level storage will be on load beams with room for forklift outriggers to go underneath).

o 2nd beam level at 78” o 3rd beam level at 144” o 4th beam level at 210” o 5th beam level at 276”

• Storage level heights from floor for 4 level rack, Type B3:

DETAIL: After validating feasibility of the DIDs, the Lessor will purchase and install all new fixed height/double deep and single deep selective racking sufficient to meet the rack layout shown in the design intent drawings. The Lessor shall use all new rack material that fully complies with manufacturer’s recommendations, seismic requirements established by code for Puerto Rico seismic zone and for double deep and single deep racks, ANSH MH 16.1:2012, "Specification for the Design, Testing, and Utilization of Industrial Steel Storage Racks” and recommendations as indicated in FEM Directive 9.831-1, “Basis of Calculation for Storage and Retrieval Machines – Tolerances, Deformations, and Clearances in the Storage System Part 1: General, Single Deep and Double Deep Beam Pallet Racking”. In addition, the rack design must also incorporate new code changes in ASCE 7-16 as of January 2020. The Lessor shall provide a copy of the manufacturer’s specifications, seismic analysis of storage racks to include seismic calculations, engineer stamped schematic and technical specifications, and local permits to the Site Manager for quality assurance/quality compliance.

The Lessor design shall arrange rack storage to maximize the open warehouse space. The Lessor design shall fully support 4-wheel counterbalanced forklift with a capacity rating of up to 6,000 lbs, and stand-up counterbalance forklifts, and double deep selective racking will require minimum aisle widths of 10ft 6in for right angle stacking of standard 48” long pallets.

The Lessor shall provide load capacity signs and install on all aisles adjacent to forklift traffic.
