About this file
This is a technical drawings document for the Kenosha County Detention Center Building Envelope Project located at 4777 88th Avenue, Kenosha, Wisconsin 53144. The project encompasses roof replacement and building envelope improvements across six distinct roof sections of the detention center facility. The drawings, prepared by The Garland Company (Cleveland, Ohio), present specifications for two roofing system options: adhered EPDM (ethylene propylene diene monomer) membrane systems for Sections 1-6 and modified bitumen roof systems for the same sections, allowing bidders to propose either system type. Common work across all sections includes removal of existing ballasted EPDM roofing systems down to the insulation surface, removal and replacement of wet insulation as identified by infrared scanning, installation of mechanical and adhered PolyISO insulation layers (varying between 1 inch to 1.5 inches of high-density material plus 5 inches of standard insulation), installation of roof membranes with complete flashing systems, installation of new cast iron drains with tapered sumps, replacement of sheet metal perimeter details, and installation of elastomeric-coated walkways at five-foot widths in designated areas. All roof penetrations must maintain minimum eight-inch flashing heights, and contractors are required to provide tapered insulation drawings for approval and schedule any interior exposure work with 48-hour advance notice to the owner.
The drawings include comprehensive detail sheets addressing specific roof conditions and penetrations, including inside corners, curb flashings, membrane splices, pipe penetrations, pitch pockets, raised metal edges, heat stacks, roof drains, parapet flashings, and metal counter flashings. Contractors are required to manage all electrical, plumbing, and HVAC disconnections and reconnections, while lightning protection systems must be detached and reattached by a licensed third-party contractor. The document emphasizes that roof fields must be uniform with positive water flow to drains, and roof sections vary slightly in existing insulation depths (5 inches for Sections 1-2 and 6.5 inches for Sections 3-6). Detail requirements specify that one-piece sheet metal fascia is limited to eight inches maximum, with any extensions requiring two-piece metal and keeper strips. The project file includes 13 pages of technical drawings with multiple detail sheets referenced throughout the specifications.
