About this file
This is a Statement of Work (SOW) for the installation of an indoor air quality (IAQ) monitoring system at Bachelor Enlisted Quarters (BEQ) facilities HP295 and WC195.
The contractor shall provide all materials, labor, equipment, and supervision to install duct-mounted IAQ sensors with BACnet MS/TP communications in the return ductwork at designated locations, route all associated conduit and wiring confined to mechanical rooms and ceiling plenums without intrusion into occupied living spaces, and install a new JACE9000 supervisory controller in the existing BAS cabinet integrated with the new sensors and a new BACnet MS/TP communication trunk. The contractor must also deliver engineering design, submittals, as-built drawings, operations and maintenance manuals, project management, and provide a one-year warranty. All work shall follow Division 23.09.23.13 (BACnet Direct Digital Control Systems for HVAC), Division 26 00 00 (Basic Electrical Materials and Methods), and Division 26 20 00 (Interior Distribution System) specifications.
The contractor shall map, program, and integrate four analog input data points from each duct-mounted IAQ sensor to the JACE9000 and FX Server: Return Air Carbon Dioxide (measured in parts per million), Return Air Humidity (percentage), Return Air Total Volatile Organic Compounds (parts per billion), and Return Air Particulate Matter (micrograms per cubic meter). The period of performance is 180 calendar days from the Notice to Proceed, including final integration, commissioning, and submittal of documentation. As an active and occupied building renovation, the contractor must coordinate all work schedules with BEQ S4 and provide tenants with at least 14 calendar days' notice prior to commencing any work.

TITLE: BEQ INSTALL AIR QUALITY MONITOR SYSTEM – HP295 & WC195
SCOPE OF WORK:
The contractor shall provide all material, labor, equipment, and supervision required to accomplish the following:
• Installation of duct-mounted Indoor Air Quality Sensors with BACnet MS/TP communications in the return ductwork at the locations designated on the project drawings.
• Route all conduit, fittings, wire, and backboxes to the designated duct-mounted sensor locations. All physical installations shall be confined to mechanical rooms, shafts, or ceiling plenums, and shall not be placed within occupied barracks living spaces.
• Installing the new JACE9000 supervisory controller in the existing BAS Supervisory Controller Cabinet. The new supervisory controller shall be integrated with the new duct-mounted return sensors and verifying the sensors are reading properly. A new BACnet MS/TP trunk shall be run to the new sensors.
• Engineering design, submittals, as-builts, and O&M manuals.
• Project management and coordination with customer team support.
• 1-year warranty.
GENERAL DESCRIPTION:
This project is to install duct-mounted IAQ sensors to the return ductwork serving existing BEQ systems and to include integration of all points fed by the sensors to the building’s SBC and to our FX server. This will also include installing another JACE9000 to ensure whatever controls system is present, all new duct-mounted sensors can be brought back to the new FX server.
Install a new BACnet MS/TP communication trunk and associate conduit to newly installed sensors and associated new building automation controller.
REQUIREMENTS AND SPECIFICATIONS:
All work will follow the Division 23.09.23.13 – BACnet DIRECT DIGITAL CONTROL SYSTEMS FOR
HVAC, 26 00 00 – BASIC ELECTRICAL MATERIALS AND METHODS, AND 26 20 00 INTERIOR
DISTRIBUTION SYSTEM and associated project specifications.
MONITORED POINTS (BAS INTEGRATION):
The contractor shall map, program, and integrate the following data points from each duct-mounted IAQ sensor to the JACE9000 and the FX Server:
Point Name
Point Type
Unit of Measure
Description
Return Air Carbon Dioxide
(CO2)
Analog Input
(AI)
Parts Per Million (ppm)
Monitors composite occupied zone ventilation levels.
Return Air Humidity
(RA-H)
Analog Input
(AI)
Percentage
Tracks Return air relative humidity (RH).
Return Air Total Volatile Organic Compound
(TVOC)
Analog Input
(AI)
Parts Per Billion (ppb)
Tracks chemical and organic air contaminants.
Return Air Particulate Matter
(PM)
Analog Input
(AI)
Micrograms per Cubic Meter (ug/m^3)
Tracks airborne dust and fine particulates
PERIOD OF PERFORMANCE:
All work, including final integration, commissioning, and submittal of as-builts/O&M manuals, shall be completed within 180 calendar days from the date of the Notice to Proceed (NTP).
SPECIAL SCHEDULING AND ACCESS:
This is an active and occupied building renovation. The contractor shall coordinate all work schedules with the BEQ S4 and notify the tenant at least 14 calendar days prior to the commencement of any work.
