This Statement of Work (SOW) is for the Massachusetts Army National Guard, specifically for the Braintree Armory located at 275 Union Street in Braintree, Massachusetts. The project involves a comprehensive interior and exterior lighting replacement, with the scope including the removal and replacement of approximately 150 interior lights and 6 exterior lights with new efficient LED lighting systems. The project is scheduled for substantial completion by June 15, 2025, and final completion by July 31, 2025. Key requirements include installing motion sensors, daylight sensors, and achieving specific foot-candle lighting levels (30-50 foot-candles) in different rooms, with three assembly hall lights requiring night light capabilities.

The contract requires the selected contractor to provide all necessary equipment, labor, materials, and transportation, with specific detailed requirements for each room's lighting replacement. The contractor must submit various documentation, including OSHA 10 Hour certifications, a schedule of values, project timeline, electrical permit, and certified payroll. Security requirements include providing properly cleared personnel, wearing contractor-provided picture badges, and having a REAL ID starting May 7, 2025. The quote form allows bidders to provide a lump sum price for the entire project and an optional unit price for replacing 22 emergency lights. The project contact is Michael (Tony) Gautreau from the Massachusetts Army National Guard Joint Forces Headquarters, located at Hanscom AFB in Bedford, MA.

1. Existing Conditions:

Braintree Armory consists of a single-story steel framed structure at 275 Union Street in Braintree, Massachusetts. The Property contains a drill hall, offices, gym, locker room, restrooms and shower facilities arranged over a floor area of approximately 18,455 gross square feet. Per the International Building Code (IBC) the building is of construction type II-B (Unprotected, Non-Combustible). The occupancy classification of the building is occupancy groups B (Business), A (Assembly) and S (Storage). The building was built in 1956 on a parcel of land measuring approximately 88,246 square feet (2.02-acres). The site is bound by Union Street to the north, William Court to the east, industrial buildings to the south and west.

The building currently operates with a mix of older and failing lighting systems, which are inadequate for the facility's mission. Generally, the lighting in the offices, meetings rooms, locker rooms, classrooms, and corridors consist of a variety of white florescent T8 and LED lamps in 2’ x 4’ acrylic lay in light fixtures or surface mounted fixtures. At the drill hall area, the lighting consists of high bay lamps suspended from the roof structure.
