About this file
This Addendum 1 modifies the original bid documents for a roof replacement project at Brookside Care Center in Kenosha County, Wisconsin, issued by IRS Industrial Roofing Services, Inc. The project involves roof replacement work including EPDM single-ply membrane installation and associated flashings. The addendum clarifies technical specifications and modifies bid requirements, particularly regarding the application of EPDM single-ply membrane and flashings from approved manufacturers in compliance with warranty requirements. Background check requirements previously outlined in Section 20.8 have been removed from the bid requirements.
The engineer's estimate for the project is $600,000 to $700,000. Key specification changes require that any EPDM membrane replacement work, including drip edge replacement and strip-in flashing at adjacent existing EPDM roof areas, must be performed by a roofing contractor approved as an applicator for Holcim Elevate, the current warranty holder of the existing roof system. The contractor must notify and obtain approval from Holcim Elevate before proceeding to maintain the existing warranty. For new EPDM membrane installation at two low-slope saddle areas, acceptable manufacturers are limited to Holcim Elevate or Carlisle Syntec, and the installer must be an authorized, licensed applicator with a minimum of 10 years' experience in this work. All work must comply with NRCA Roofing and Waterproofing Manual requirements and the manufacturer's written instructions. A manufacturer's standard warranty without monetary limitation covering all components and workmanship is required for a ten-year period from the date of Substantial Completion.

SPECIFICATION CHANGES:
1) Section 20.8 BACKGROUND CHECKS is removed from the bid requirements. The awarded contractor is not required to obtain background checks.
2) Where the scope of work requires application and/or modification of EPDM single-ply membrane and flashings, this work is to be accomplished with products from approved manufacturers, and per their warranty requirements. Contractor shall be responsible for notifying Holcim Elevate of the proposed modification and gaining approval from Holcim Elevate before proceeding with the change (provide evidence of approval to Ownership, to serve as documentation of unaffected warranty)
