PROPOSAL DUE DATE:

Thursday, April 27, 2022

ADDENDUM ITEMS: (attach additional sheets and drawings if required)

See attached Meeting Attendance Record

See attached Pre-Proposal Meeting Agenda

The east patio shall have access only from the interior of the facility.

The west patio shall provide admission and egress from the Fort.

The gift shop counter layout and design shall be part of the design services.

Questions:

1. The proposal states the need to develop a complete facility assessment. What format/content should the assessment reflect? Specifically, should the requirements of Phase 100 be followed?

The requirements for the facility assessment shall be based off the Phase 100 study format and shall be included as part of the Phase 300 professional services.

2. Are there any other documents or existing drawings available? Existing drawings were on site for the walkthrough and have been scanned and will be provided to the awarded PSC.

3. Will information regarding installation date of existing elements and information of any known problems be available? Existing building was constructed in 1971 with a major renovation in 1988.

Existing problems/issues include: existing lift station is not adequate for the existing two single occupant toilet rooms, no HVAC system to speak of, limited insulation and part of the roof has been replaced and the rest needs to be replaced (no major leaks at this time).

4. Confirm the requirements to submit documentation 10 days prior to meetings and 14 days following the meeting for Owner review. This could add three weeks to the schedule for each meeting or almost 14 weeks total of time the A/E will be paused during phases 300 and 500. Documents to be reviewed need to be submitted a minimum of 3 days prior to a meeting and there should be a minimum of 7 days for Owner review. This does not necessarily mean that the PSC cannot continue working based upon what is presented at the meeting.

5. Should we include any hazardous materials testing or survey in our fee? No hazardous testing or survey is required in the fee proposals.

6. Please confirm that topographical survey of the site should be included as a reimbursable cost. Yes, a topographical survey should be included in the PSC fee as a reimbursable. The limits for the topographical survey were provided as part of the original Project Statement.

7. Is any soil boring or geotechnical information available for the site? There is not.

8. Please clarify the expectation for on site in-person meetings. Should these include both 50% and

90% reviews for each design phase? At a minimum, on site in person meetings should be included for the 50% and 90% reviews for Phase 300 and 500. The PSC shall also be on site for the Pre-Bid Walkthrough for contractors that is required in Phase 500. If the PSC deems additional on site meetings are necessary, please make note of them in the proposal.

9. Please confirm if the existing building is serviced by municipal water and sewer. It is served by both Municipal sewer and water. There is a meter pit in the middle of the east parking lot. There is an existing lift station serving the sanitary sewer system with a force main to the municipal gravity system.

10. Please also identify the route/connection point at the village system for the current force main. The forced sewer line ties in to the city system at the road, but the exact path is not known.

11. Existing Square footage of building. Didn’t see this on the drawings or other existing information on the project. The approximate square footage of the facility is 7,200 SF.
