About this file

This is a Work Write-Up for a furnace and water heater replacement project prepared by the City of Jackson Community Development Department housing rehabilitation program in Jackson, Michigan. The project involves work at 225 W High Street for customer Lekedia Baltimore. The scope includes replacement of an existing furnace with a new 95% efficient forced air, gas-fired furnace bearing an AGA label, with output capacity sufficient to heat the structure according to NWAHA standards and in compliance with the Michigan Mechanical Code. The furnace installation requires new thermostat installation, a filter rack with cover in the return air duct, adequate return air provisions, and heat supply to the cellar. The second item specifies installation of a new high-efficiency water heater to replace the existing unit, with installation in accordance with manufacturer instructions and applicable Michigan plumbing codes, the International Fuel Gas Code, and NFPA 70. Both work items require permits. The document was prepared by sharrison@cityofjackson.org on January 26, 2026, and serves as Exhibit 1 defining the scope of work for contractor bidding.

The document requires signature acceptance from both the property owner and contractor, with the contractor agreeing to perform all work in accordance with their submitted bid. Installation specifications include requirements for ductwork handling, insulation of new ducts in unheated spaces, flexible duct usage limited to attics or crawl spaces, and preservation of existing basement ductwork unless otherwise approved by the Mechanical Inspector. The water heater installation must provide adequate access for inspection and service with minimum 30-inch-deep and 30-inch-wide working space at the control side. The document does not contain specific pricing information, contract award dates, or response deadlines within the write-up itself, as it functions as the scope of work specification for the competitive bidding process.
