TEMPERATURE CONTROLS UPGRADE SCOPE

The general scope of the project is to update the current Temperature Control system at the High School (CMHS), starting in June of 2026 and being completed before December 31st, 2026.

There is currently a Niagara 4 server that is being used to access the Elementary school (CES) HVAC system. This project will include the deployment of the latest supported Tridium/Niagara software to a Windows server provided by Charlevoix Public Schools (CPS). The existing Niagara 4 configuration from the Elementary school will be migrated to the new server. A control graphics map will be built for the High School that mirrors the design of the existing Elementary School control map, based on room numbers. A map will be provided by Charlevoix Public Schools detailing these room numbers. A copy of all graphics design files will be retained on the CPS Windows server for future use.

All of the existing unitary controllers at the High School will be removed and replaced with new native BACnet controllers, and they will be mapped to the new Niagara server in their own silo. There is an existing BACnet network in the High School and it communicates with the boilers and some of the points in the boiler room. This and any other controllers will be replaced in the course of this project with new BACnet compatible controllers, and integrated into the Front End.

The gym addition that is north of the weight room has Trane controls. These will be replaced with BACnet controllers and also integrated to the Front End. A BACnet compatible Tekmar controller will be installed to control the existing snow melt system at the High School, and integrated into the Front End.

It is the intent that all of the existing valves, actuators, relays, safeties and sensors be reused, except for the ones listed on the included points list. All of the space temperature sensors, CO2 sensors and duct pressure sensors are the majority of the sensors that need to be replaced. During the commissioning process of the control system, if any of the existing control or mechanical equipment is found to be defective, these items need to be reported to Charlevoix Public Schools so they can decide on how to rectify the components.

The existing air handlers do not have mixed air sensors, these air important for troubleshooting any damper malfunctions, so they will be added during the update. Also, all of the terminal units have reheat coils, but none of them have discharge air sensors. Discharge air sensors will be added to all of the terminal units. The new VAV controllers will also need to be calibrated, via Test and Balance, to make sure that the volume of air being delivered to the zones is what the VAV box is reporting on the graphical screen.

Notice: Regarding the Test and Balancing requirement, this addendum clarifies that we require air volume tests specifically for VAV boxes. We are not seeking to test and balance water systems or components beyond the VAV boxes.

The items below show what terminal units are associated with what air handlers and additional notes for connected loads to any of the terminal units.
